A buyer's effective rate of 1.31% here is the lowest in this metro by a clear margin, and on a typical home value of about $469,000 the bill is about $6,200. Lake Mary is the Orlando metro's version of the pattern that runs through every layer on this site: a municipality with a large non-residential assessment taxes its houses lightly. Its city rate of 3.59 mills does the same work Dorval's airport does around Montreal and Burnaby's town centers do around Vancouver.

The residential side is a small, expensive, low-turnover market of 1980s and 1990s subdivisions, several of them gated and most of them with an active homeowners association. The SunRail station and the I-4 interchange are the practical assets. The risk to keep an eye on is the same one Maitland has: a tax base leaning on suburban office space in a decade when suburban office space has been repricing downward.

The office corridor along the interstate is one of the largest concentrations of professional employment in central Florida, which is why the residential rate can stay as low as it does. It also means a meaningful share of residents work within a few kilometers, and the city's traffic is inbound as much as outbound.

Residentially the city is small, mostly built out and dominated by 1980s and 1990s communities, several of them gated. Turnover is low and new supply is limited, so the market moves on a small number of transactions and the index should be read with that in mind.
