Understand Casselberry before you commit to an address

Casselberry is thirty-two thousand people east of Altamonte Springs, a mid-century suburb scattered among a great many small lakes along the 17-92 corridor. It charges the highest total millage in Seminole County at 18.18, of which 4.00 is the city's operating rate and 0.61 is voted debt. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption.

What buying in Casselberry actually involves

A buyer's effective rate of 1.59% here is the sixth-highest in this metro, on a typical home value of about $348,000: a bill near $5,500. The rate reflects a city with a thin commercial base along an aging highway strip and a housing stock that is mostly modest single-family from the 1960s and 1970s. What Casselberry has been doing about it is a long redevelopment of the 17-92 corridor, which is visible and unfinished.

The lakes are the reason to look here. Casselberry has more small lakes per square mile than anywhere else in the metro and a surprising number of otherwise ordinary houses back onto one. That also means drainage, septic-to-sewer conversions and lake water quality are live issues on specific streets, and the city's own stormwater work is ongoing.

The housing is mostly 1960s and 1970s, on lots that back onto small lakes far more often than in neighbouring cities, and much of it has been renovated piecemeal over sixty years. Permit history and the state of the original systems matter here more than the city average does.

Seminole County's schools are a large part of why families look at this city, and the assignments do not follow the municipal boundary. Two houses a few streets apart can be zoned to different schools, so the assignment should be confirmed for the address rather than the city.

Moving to Casselberry: check these before you commit

  • Whether the property is on septic or sewer, since the city has been converting and the cost of connection can fall on the owner.
  • Lake frontage, drainage and flood elevation, which vary enormously across this city.
  • The 17-92 redevelopment plan for the section nearest the address.
  • The school assignment for the specific address, since it does not follow the city boundary.
  • The permit history on any addition or enclosure, which in this stock is frequently informal.

Casselberry levies 4.6125 of the 18.1808 mills charged here; the rest is Seminole County, the school district and the water management district, none of which the city council sets.

Every Casselberry figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase.
