Understand Maitland before you commit to an address

Maitland is twenty thousand people immediately north of Winter Park, built around a chain of lakes and, since the 1970s, the Maitland Center office park that gave central Florida its first real suburban employment center. The Maitland Art Center, a 1930s fantasia in concrete, is a national historic landmark and the least likely thing in this metro. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption.

What buying in Maitland actually involves

Maitland's 5.05 mills plus a 0.20 debt levy put its total at 16.31 and a buyer's effective rate at about 1.50%. Like Winter Park and unlike the other seven Orange County municipalities here, Maitland is outside the Orange County Library District and pays none of its 0.3748 mills, because it runs its own library. What the city has that most of its neighbours do not is a substantial non-residential base in Maitland Center, which is also the reason the city's tax base survived the collapse of the office market better in prospect than in fact. Office vacancy on Maitland Boulevard is a live municipal problem and the assessed values behind those buildings have been falling.

Residentially this is a stable, mature, low-turnover market of lakefront houses and 1970s and 1980s subdivisions, and it prices at a premium to its size because of the school assignments and the location. The SunRail station is at the office park rather than in the residential grid, so it serves commuters into Maitland better than it serves commuters out of it, which is a pattern worth checking against your own working day.

The office park at the interchange is the city's fiscal engine and the reason a small residential base carries the millage it does. It also means the city's traffic is inbound in the morning rather than outbound, which is the opposite of most of this layer and makes a local commute unusually easy.

The residential stock is older than the office towers suggest: 1950s to 1980s houses on wooded lots, many with lake frontage or lake access, and comparatively little new construction. Turnover is low, which makes the index here move on a small number of sales.

Maitland levies 5.2425 of the 16.3055 mills charged here; the rest is Orange County, the school district and the water management district, none of which the city council sets.
