What buying in Sunny Isles Beach actually involves

All that new construction is why the municipal rate is 1.7000 mills, the lowest of these twenty-four: an assessment base of recent towers funds a city of this size very cheaply. With the county Fire Rescue levy the total is 16.7227 mills and a homesteaded buyer's effective rate is about 1.57%, or roughly $10,100 a year on a typical home value of $645,634.

The newness cuts both ways and it is the most useful thing to understand here. New towers are built to current wind codes, which is a real insurance advantage over the older stock further south, and their reserve position is generally better because the buildings are young. What they carry instead is high association fees, a great deal of amenity to maintain, and in several buildings a large share of units owned as investments or second homes, which changes how an association behaves. The strip is also one building deep against the ocean.

One road runs the length of this city and every tower feeds onto it. Collins Avenue at peak, at school run and on event weekends is the daily reality of living here, and the closest alternative route is across a causeway. The height and the density that make the skyline are the same thing that makes the traffic.

The city is unusually international in its ownership profile, with a high share of units held by non-resident owners. That affects the market in ways worth knowing: occupancy varies by season, association participation can be thin, and rental rules in individual buildings are often stricter than the city's.
