North Miami Beach is forty-six thousand people inland from Sunny Isles despite the name. The city is entirely on the mainland, a mile from the ocean. It owns and operates a water utility that serves not only itself but several neighbouring municipalities, and it is home to the Ancient Spanish Monastery, a twelfth-century Cistercian cloister William Randolph Hearst had shipped from Spain in pieces. What buying in North Miami Beach actually involves

The city levies 6.1000 mills, pays the county Fire Rescue levy, adds 0.2000 of voted debt service and runs its own library rather than joining the county district, totalling 21.0415 for an effective rate of about 1.91%, roughly $8,700 a year on a typical home value of $455,813. The municipal water utility is a substantial operation that transfers into the general fund, which is part of why the rate is not higher; it has also required significant capital work and has been the subject of a long municipal argument.

The housing is mostly post-war single-family and mid-century apartment blocks, with a large and growing Orthodox Jewish community in the eastern half of the city. Being on the mainland rather than the barrier island puts the insurance in a materially better band than the beaches a mile east, which is the clearest illustration in this layer of how sharply that line is drawn.

The eastern part of the city, around the waterfront and Eastern Shores, is a canal and Intracoastal market that has little in common with the post-war housing further west, either in price or in flood exposure.
