The Shops are why the municipal rate is 2.1439 mills, among the lowest of these twenty-four: a village of three thousand residents with a commercial property of that productivity inside its boundary does not need to tax its houses hard. Even so, the county Fire Rescue levy applies, and although the village sits outside the county library district the total of 16.8854 mills produces about $32,100 a year on the typical home. The third-largest bill in this layer, because 1.65% of $1.94 million is what it is.
This is oceanfront condominium territory almost entirely, which means the reserve and milestone questions apply in full, and at these values the assessments are correspondingly large. The village is also physically tiny and effectively built out; what trades is the existing stock rather than anything new, and a handful of transactions a year drive the index.
The village has two quite separate halves: the oceanfront towers along Collins, and a gated single-family section on the bay side with its own guardhouse and street pattern. They share a millage and almost nothing else, and the index on this page mostly describes the first of them.
