North Miami is sixty-two thousand people between Miami Shores and Aventura, and it is the center of Haitian-American life in the United States. The largest concentration of Haitian descent of any city in the country. It also holds the Museum of Contemporary Art, Johnson & Wales's Florida campus and a long frontage on Biscayne Bay. What buying in North Miami actually involves

The city levies 7.4000 mills, contracts fire from the county and runs its own library rather than joining the county district, for a total of 22.1415 and an effective rate of about 1.99%, roughly $8,500 a year on a typical home value of $424,771. That combination of a high rate on modest houses is the same shape as Sanford's or Eustis's in the Orlando layer, and it produces a moderate bill on inexpensive housing rather than a large one.

The city's eastern edge along the bay is low, and the Oleta River and Arch Creek basins run through it. Flood mapping matters more here than the price suggests. The housing stock is largely post-war single-family and small apartment buildings, which is a better insurance profile than the pre-war villages nearby but not a good one. The Biscayne Boulevard corridor has been the subject of redevelopment planning for years.

The largest thing happening in this city is on its eastern edge, where a very large mixed-use development is being built out on former landfill and bayfront land next to a university campus. It will add thousands of homes over years, and for anyone buying nearby the sequence and the traffic plan matter more than any figure on this page.

The rest of the city is post-war single-family housing at modest prices, with a museum and a civic core on 125th Street and a set of neighborhoods that differ sharply block by block. That variation is why the city-wide value should be treated as a midpoint rather than a description.
