Understand Royal Palm Beach before you commit to an address

Royal Palm Beach is forty-two thousand people west of West Palm Beach, platted in 1959 as one of Florida's great speculative land subdivisions and incorporated in 1959 with almost nobody living in it. It grew into a substantial suburban village and today charges 1.9200 mills: the lowest municipal rate of these twenty-four, and in the county only Cloud Lake and Glen Ridge, two villages of a few dozen houses, levy nothing at all. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption.

What buying in Royal Palm Beach actually involves

That low rate is real but it is not the whole bill. The county Fire/Rescue MSTU adds 3.4581 mills and the county library district another 0.5491, and the total of 18.1852 gives a homesteaded buyer a rate of about 1.66%, roughly $8,100 a year on a typical home value of $486,025. The village's ability to hold the municipal rate this low comes from a strong commercial corridor along Southern Boulevard and Okeechobee and from the county running its largest service: fire and rescue arrives through the MSTU rather than off the village's own payroll.

This is conventional western-communities suburbia: planned subdivisions, homeowners associations, a large regional park on the old Royal Palm Beach Pines site, and a commute east that is the trade. Being this far inland is a genuine insurance advantage over the coast. The village sits on drained wetland like all of the western communities and drainage assessments apply in parts of it.

The village is a 1959 subdivision that grew into a full suburb, and the housing follows that history: original small houses near the older center, then successive waves of association-governed communities out toward the edges. Age of the systems tracks the wave rather than the address, which is worth establishing before assuming what a house of a given size should cost to run.

Everything here depends on drainage. The western communities sit on land made usable by canals and control structures, and the assessments that fund them are non-ad-valorem charges that arrive with the tax bill but are not in the millage on this page. They belong in any comparison against a coastal address.
