What buying in Greenacres actually involves

Greenacres runs its own fire department, so it is outside the county MSTU, but it is one of the eleven municipalities here inside the county library district, and its total of 19.1071 mills gives a homesteaded buyer a rate of about 1.63%. Because the houses cost a third of what Boca Raton's do, the bill is about $4,600 a year, the second-lowest of these twenty-four behind Hypoluxo's $4,100. If the question is where in this county a working household can own a house at a manageable carrying cost, this is a large part of the answer.

The other half of that answer is insurance, and being ten kilometers inland genuinely helps: Greenacres is outside the coastal windstorm bands that price the barrier-island towns, and much of it is out of the highest-hazard flood zones. It is also a city with very little of what draws people to this county (no beach, no walkable center, a car-dependent layout) which is exactly why the price is what it is.

This is a suburban city of planned subdivisions built mostly from the 1970s onward, with a large share of its housing under association rules and a substantial number of age-restricted communities among them. Those restrictions shape both the price and the resale pool, and they are not visible in a municipal average.

The city's services are its own, including its fire department, which is why the total millage compares favorably with neighbours that pay the county district levy on top of a municipal rate.
