San Marco, San Jose and Mandarin, and Baymeadows and Deerwood

San Marco is the San Marco Preservation Society's area, 1,747 acres and 10,178 residents on the St. Johns south of the Southbank, which is downtown's; the City's San Marco zoning overlay around the square holds 2,853 of them and the North San Marco action plan 2,448. San Jose, 5,402 residents on 683 acres around the San Jose Country Club, is its neighborhood association's area. Mandarin here is the old riverside village the Olde Mandarin Neighborhood Association filed, about 3,350 acres and 8,932 residents with the Mandarin Museum and the City's Mandarin zoning overlay inside, not the much larger part of the city south of Interstate 295 that residents call Mandarin. Baymeadows is the Baymeadows Community Council's area less Deerwood, inside the beltway and almost all east of Interstate 95 along Baymeadows Road, 33,985 residents: a council's territory rather than one neighborhood. Deerwood is the gated community around the Deerwood Country Club as its improvement association filed it, 2,456 residents, and not the Deerwood Park office park, which is outside it. Tinseltown is 1.5 kilometers outside Baymeadows and in no guide, and St. Johns Town Center is 0.65 kilometers outside it. 5 guides are listed below.
Every address here is Duval County Public Schools and inside the consolidated city, so the levies on a homesteaded bill are the same as anywhere in Jacksonville; what differs is the non-ad valorem lines on the parcel's bill, which were not read here. Deerwood adds the Deerwood Improvement Association's dues, which are a homeowners association's rather than a tax, and were not read either. Newer subdivisions on this side may sit in a community development district, whose assessments for its bonds and its running costs come on the tax bill and are collected like the tax; none was checked for these guides, and a resale contract does not have to disclose one, so read the seller's last bill. San Marco is not a City local historic district, and the zoning overlays in San Marco and Mandarin are named in their guides. And this is where the river came up: in Hurricane Irma in September 2017 the St. Johns reached 5.57 feet at the Main Street Bridge, more than a foot above the 1964 record, and San Marco had its worst flooding since at least 1846. A Florida homeowners policy covers wind and not rising water, so for any address near the river FEMA's flood map, the elevation certificate, the seller's disclosure of past flooding and a quote for a separate flood policy belong in the offer.

Deerwood
The gated Deerwood community as its improvement association filed it with the City, about 1,600 acres around the Deerwood Country Club inside Interstate 295, about 2,500 residents.

San Jose
