The Northside is the city north of the Martin Luther King Jr. Parkway toward the Trout River, and on this site it is the shortest list so far: no guide is north of the Trout, where the City's North planning district held 92,945 residents in 2020. The area is our grouping, not a line the City draws. Moncrief is the City Council's 45th and Moncrief action plan area, 1,190 acres west of Interstate 95 and 5,151 residents, with most of Royal Terrace inside; it is the 45th Street end of the name, and Moncrief Road runs on south through Durkeeville, in the Urban Core. Panama Park is the area its neighborhood association filed with the City, 917 acres and 2,809 residents where the Trout meets the St. Johns east of Interstate 95, with the Jacksonville Zoo and Gardens across the Trout and outside it. Sherwood Forest is the area the Sherwood Forest Community Network filed, 871 acres and 5,166 residents on the Trout beside Interstate 295, and the City Council's Lincoln Villas and Sherwood action plan holds 4,570 of them. 3 guides are listed below.

All three are Duval County Public Schools and inside the consolidated city, so a homesteaded bill carries the same levies as anywhere else in Jacksonville; the non-ad valorem assessments on the parcel's bill were not read here and are the part to check. None of the three is a City local historic district or a redevelopment area. Two of them sit on the water: Panama Park touches both the Trout and the St. Johns, and Sherwood Forest comes within 50 meters of the Trout, while Moncrief is 1.3 kilometers from it. A Florida homeowners policy covers wind and not rising water, so near either river FEMA's flood map for the exact address, the seller's disclosure of past flooding and a quote for a separate flood policy belong in the offer. And the names do not all follow the lines: the Moncrief Park point the City republishes on its Promises Kept map sits in the City's Chase line, in the Urban Core planning district, not in this guide.
