Live in Baymeadows
A civic council's 7,300 acres of apartments, office parks and the old golf club between Butler Boulevard and the beltway, where 34,000 people lived in 2020, seven homes in ten were rented, and the City keeps no park inside the line.
The Baymeadows Golf Club, a 500-acre private course and housing community, opened here in May 1968 beside the gated Deerwood development of 1960; the course closed in 2005, and houses and townhouses have since been built on it. This guide takes as its boundary the area the Baymeadows Community Council filed with the City of Jacksonville, from Butler Boulevard to the south of Baymeadows Road and from Philips Highway to Interstate 295, less gated Deerwood, which is its own guide. The 2020 census counted 33,985 residents on that ground, up 39% from 24,426 in 2010, and renters held 11,740 of the 16,359 occupied homes. Zillow's typical value for ZIP code 32256, which holds every resident, was $309,798 in August 2026, down 3.4% on the year, but the ZIP is larger and is not a Baymeadows price.
A golf club and its office parks, filled in with apartments
Not a neighborhood the City draws: the area the Baymeadows Community Council filed on the City of Jacksonville's Neighborhood Associations layer (OBJECTID 168, typed civic and marked active), about 8,900 acres, less the 1,584 acres the Deerwood Improvement Association filed (OBJECTID 23), which lies wholly inside it and is the Deerwood guide: about 7,300 acres. The City does not say it checks the lines organizations file. Traced against the Census Bureau's road file: J. Turner Butler Boulevard (State Road 202) on the north; Interstate 295, the East Beltway, on the east; Philips Highway (US 1) on the west; and on the south an east-west line that follows no road for most of its length, running briefly along Western Lake Drive and Belle Rive Boulevard, from Philips Highway across Interstate 95 and Southside Boulevard to the beltway. Interstate 95 cuts off a strip on the west, where 5% of the residents live, and Southside Boulevard runs through the middle; Deerwood is the hole east of Southside Boulevard and north of Baymeadows Road. The City Council's Baymeadows Corridor action plan of 2012 (ordinance 2012-0192-E), around Baymeadows Circle by Interstate 95, holds 3,954 of the residents, and Better Baymeadows, Inc., marked inactive, filed a similar 7,177 acres. St. Johns Town Center is 0.65 km north across Butler Boulevard and Tinseltown 1.5 km. No City local historic district, National Register district or zoning overlay covers it. All of it is in Duval County Public Schools and City Council District 11.
Baymeadows is a district, not one neighborhood. The Baymeadows Golf Club, a 500-acre private course with houses around it, opened in May 1968 beside the Deerwood development of 1960. Deerwood Village Mall followed in 1972, and Southside Boulevard reached Philips Highway about 1990. D.R. Horton bought and closed the course in 2005, planning 1,400 homes; building stalled and resumed in 2018, and the City Council adopted a Baymeadows Corridor action plan for the ground around Baymeadows Circle in 2012. Today it is mostly renters: 11,740 of the 16,359 occupied homes were rented in 2020, 72%, and 1,669 stood empty. Another 1,696 residents lived in group quarters, 1,615 of them counted in nursing facilities on three blocks this guide could not tie to named buildings, which is why no per-household figure is given here.
No price index follows the council's line, and the one nearest it fell. Every resident is in ZIP code 32256, where Zillow's typical value was $309,798 in August 2026, down 3.4% on the year; the ZIP held 53,611 people in 2020. Every address pays the city's same four levies, 17.7412 mills for 2025. A homesteaded buyer at the ZIP's figure owes about $4,768 a year on the base exemption amounts; a landlord, without the exemption, about $5,496, with the assessment capped at 10% a year rather than a homestead's 3%. At Duval County's $335,000 single-family median the homestead bill is about $5,215. Save Our Homes drops on a sale, so the seller's bill understates yours. No boundary layer for Duval's community development districts was found, so this guide cannot say whether a parcel pays one: read the non-ad valorem lines on the last bill. The water here comes down the creeks, not up the river. Pottsburg Creek, Second Puncheon Branch, Mill Dam Branch and Tiger Hole Swamp run through the area, and FEMA's effective map of 2013 puts 16.2% of the area in the 1% annual chance zone, with 5,266 residents on those blocks and 827 more in the 0.2% zone. The preliminary maps of May 2025 touch only 2.7% of it. JaxReady puts the reference point and 31,308 residents in no evacuation zone: a lower surge risk, not no flood risk. Irma brought record river flooding downtown in 2017; the reports read here describe trees down to Baymeadows and a gas station awning torn off at Philips Highway. A homeowners policy does not cover rising water.
The City keeps no park inside the line. The nearest, 9A/Baymeadows Regional Park and the Deerwood Rotary Children's Park, are across Interstate 295. The Brooks Family YMCA and the Southeast Regional Library are inside, and Route 23 stops on Baymeadows Road 0.14 km from the reference point, but it runs every 60 minutes from 2 November 2026. The one bus every 20 minutes, the First Coast Flyer Blue Line, runs on Philips Highway at the western edge.

How Baymeadows got here
- 1960The Bryant Skinner Company opens the Deerwood Country Club in its 900-acre Deerwood development, which Wikipedia calls the first gated community in Florida; Deerwood is left out of this guide.
- 1968The Baymeadows Golf Club, a 500-acre private course and housing community designed by Desmond Muirhead, opens in May.

The public green is across the beltway or south of the line
No City park is inside the line on the City's parks layer. Across Interstate 295 on Baymeadows Road, 9A/Baymeadows Regional Park has 52 acres with a paved trail and five picnic shelters, and the Deerwood Rotary Children's Park next to it has playgrounds. South of the area, Losco Regional Park has 220 acres with a paved trail and soccer fields. The photographs here are downtown's riverfront, not any of them.
What the map does not show: the creeks. FEMA maps Pottsburg Creek, its branches and Tiger Hole Swamp inside the line, and its 1% zone covers a sixth of the area.

Every address is in Duval County Public Schools, the only district in the county. At the reference point the zoned schools for 2026-27 and 2027-28 are Twin Lakes Academy Elementary, graded C for 2026, and Twin Lakes Academy Middle, B, both inside the line, and Atlantic Coast High, A, which enrolled 2,933 students for 2026-27 against a capacity of 2,633.
