Live in Sandstone Ranch
A subdivision of 2006 to 2014 on the city's northern edge, between US 54 and the closed Castner Range, where the population tripled in a decade, a third of residents are children, and nearly every errand and commute starts in a car: the nearest Brio stop is 6.7 km away.
The land under Sandstone Ranch came into the city in October 1978 and stayed empty for almost three decades: the first plats named Sandstone Ranch were filed in 2006 and the last of the series in 2014. This guide takes the City of El Paso's Sandstone Ranch West and Sandstone Ranch East neighborhoods together as its boundary, about 595 acres north of Transmountain Road and west of US 54, where the 2020 census counted 7,526 residents, up from 2,244 on about the same ground in 2010, a third of them under 18, and owners lived in 57% of the occupied homes. Zillow's typical value for ZIP code 79934 was $252,889 in August 2026, up 2.8% on the year, but the ZIP holds four times as many people and is not a Sandstone Ranch price. FEMA's effective flood map has no digital panel here, and its preliminary map, not yet in force, puts no homes in a flood zone.
Annexed in 1978, built after 2006, and tripled in a decade
Two features of the City of El Paso's Neighborhood Boundaries layer taken together, Sandstone Ranch West (FID 213, 309 acres) and Sandstone Ranch East (FID 214, 286 acres), about 595 acres, traced against the Census Bureau's road file. Loma Real Avenue runs along the north of both; Sean Haggerty Drive divides West from East; Gateway South Boulevard, the frontage of US 54 (the Patriot Freeway), forms the southern edge of West and the southeastern edge of East; and the western edge of West is a straight line about 860 m west of Sean Haggerty Drive, crossing Jon Cunningham Boulevard, Loma de Plata Drive and Marcus Uribe Drive. Castner Range National Monument is about 920 m beyond it. The Sandstone Ranch Estates Neighborhood Association's registered area covers the guide. All of it is in El Paso County, El Paso ISD and City Council District 4.
The City annexed this ground on 17 October 1978 and nothing was platted on it for almost thirty years. The first Sandstone Ranch plats were filed in 2006, the busiest year was 2007, and the numbered series ended in 2014. This guide takes the City's Sandstone Ranch West and Sandstone Ranch East neighborhoods together as its boundary: about 595 acres between Loma Real Avenue on the north and US 54 on the south and east, split by Sean Haggerty Drive. The 2020 census counted 7,526 residents, against 2,244 on about the same ground in 2010, and a third of them were under 18. Owners lived in 57% of the occupied homes, and almost all of them, 1,259 of 1,391, still had a mortgage. Another 1,057 homes were rented.
Almost everything here starts with a drive. One bus route has a stop inside the guide, Sun Metro's route 46 on Sean Haggerty Drive, at about one trip an hour from 5 a.m. to 9 p.m. The nearest Brio stop is the Dyer Brio's bay at the Northgate Transfer Center, 6.7 km away in a straight line, with a bus every 20 to 25 minutes on weekdays. The airport, the Bridge of the Americas and University Medical Center are all down US 54; the nearest hospital, The Hospitals of Providence Northeast Campus, with a 24-hour emergency department, is just across the freeway on McCombs Street.
The tax is the El Paso ISD stack, the city example exactly. The City, El Paso County, El Paso Community College, University Medical Center and El Paso ISD levy 2.643693 per $100 before exemptions, and two of the five take no homestead exemption at all. On a homestead valued at the ZIP code's $252,889, the bill comes to about $5,112 a year; the same house without the exemption, as a landlord or a buyer who never files, owes about $6,686. Zillow's ZIP 79934 figure was up 2.8% on the year, but the ZIP holds 29,386 people and is not a Sandstone Ranch price. The City of El Paso MMD No. 1, a municipal management district that levied 0.27 per $100 for 2025, touches 1.5% of the guide on the state's map with no homes on it; where it actually levies was not established, so read a lot's tax statement before an offer.
The flood map in force cannot be read online here. None of FEMA's digital panels for the City reaches this far north, so the effective zone for a lot has to be read on the scanned map at FEMA's Map Service Center. The preliminary countywide map of 8 August 2025, not yet in force, puts 1.9% of the guide in the 1% zone, all of it along the Western Freeway Channel beside US 54, and no homes in it. That is not the same as no water: in the 2006 storms, as the first plats were filed, spotters in northeast El Paso reported up to 3 inches of rain in 40 minutes, and El Paso Water's own account is that flooding comes when runoff overwhelms an arroyo or channel.
The mountains are next door and mostly closed. Castner Range National Monument, designated in 2023, begins about a kilometer beyond the western edge, and the Army keeps it shut while unexploded munitions are cleared. Franklin Mountains State Park is reached over Transmountain Road.

How Sandstone Ranch got here
- 1978The City annexes the ground on 17 October by Ordinance 6362, in the City's annexation record; a sliver on the edge came in with an annexation of 1959.
- 2006The first plats are filed, Sandstone Ranch No. 1 and Sandstone Ranch Estates No. 1. FEMA's digital flood panels for the City take effect on 16 February and none reaches this far north. That summer storm spotters in northeast El Paso report up to 3 inches of rain in 40 minutes on 30 July, and 4 to 7 inches fall across the north and northeast of the city on 1 August.
- 2007The busiest year for plats: Sandstone Ranch Nos. 2 to 5 and Sandstone Ranch Estates Nos. 2 and 3 are filed.
- 2010The census counts 2,244 residents and 818 homes on the blocks inside today's line.

- 2026El Paso ISD declares financial exigency on 4 June and cuts staff; no closure of the guide's zoned schools is named. The City lists the Veterans Aquatic Center, the nearest public pool, as closed until further notice.
Pocket parks inside, a closed monument beside, and the mountains over the pass
Inside the line, the City's Sandstone Ranch Park on Marcus Uribe Drive is about seven acres with a playground, and a smaller park sits on Marcus Uribe in the east half. Across US 54 the Northeast Regional park, Joey Barraza and Vino Memorial Park, has about 49 acres of ball fields, a skate area and restrooms. Franklin Mountains State Park, with over 100 miles of trail, is over Transmountain Road.
What the map does not show: the nearest wild ground is fenced. Castner Range National Monument, 6,672 acres, is closed to the public while the Army clears more than 4,800 munitions estimated to remain, so the poppies that bloom on it in spring are seen from its edge.

The nearest City center is the Veterans Recreation Center on Salem Drive, with a large gym, a weight room and pickleball courts. Its pool, the Veterans Aquatic Center, is listed as closed until further notice, which leaves the City's open indoor pools across town.
