A 1994 community of nearly twenty thousand: its own CTrain terminus, a residents association club, and the Twelve Mile Coulee ravine down the western edge.

Tuscany was established in 1994 on the city's western ridge: 6.9 km², 19,700 residents in 6,565 private households at the 2021 census, making it one of Calgary's largest communities. Only 11% of those households rent, and 84% of the occupied dwellings are single-detached houses. It holds a rare full house: the Tuscany CTrain terminus, open since August 23, 2014, the Tuscany Club run by the residents association, four schools inside the boundaries, and the Twelve Mile Coulee ravine down its western edge.

01: The Community

Twenty thousand people with their own terminus

Bounded north by Crowchild Trail, east by Stoney Trail and Nose Hill Drive, south by Two Toed Pond and west by Twelve Mile Coulee Road, as Wikipedia gives them. The Federation of Calgary Communities puts the south edge on a line north of Bearspaw Dam Road NW. Ward 1.

Tuscany was established in 1994 and held 19,700 residents in 6,565 private households at the 2021 census. One of the city's largest communities, on the ridge with the mountains filling the western sky. 84% of the occupied dwellings are single-detached houses against 55% across Calgary, and only 11% of households rent against 31%.

It holds the rare full house: its own CTrain terminus, open since 23 August 2014 in the median of Crowchild Trail, the Tuscany Club, four schools inside the boundaries, its own retail, and the Twelve Mile Coulee ravine down the western edge. The Club is run by the Tuscany Residents Association rather than the community association, which is careful to say so. Neither body publishes a fee schedule or an amenity list we could open, so what the Club costs and what is in it are not things this guide can show you.

The scale cuts both ways: everything exists, and everything queues. The station lot, the school runs, the Club programs. Median household income was $142,000 in 2020 against $98,000 citywide.

  • The Tuscany Club is run by the Tuscany Residents Association, and no publisher we could open states its fee or whether it is registered on title. Ask before you write an offer

02: The Coulee & the Club

Wilderness ravine, association green

Twelve Mile Coulee runs down the community's whole western edge, and Wikipedia names Twelve Mile Coulee Road as the boundary that follows it. No publisher we could open describes the ravine's trails, its park status or what lives in it, so walk it yourself rather than taking anyone's word for it. The Club and the internal pathways fill the middle.

What the map does not show: the coulee is the reason to pick Tuscany over the belt's other big communities. Walk it before deciding anything.

05: Schools

Four schools inside the lines, and an open question above them

Tuscany School and Eric Harvie School both run K–9 on their own sites, not the K–4 Wikipedia describes, and Eric Harvie carries the Coulee School program. Twelve Mile Coulee School runs grades 4 to 9. St. Basil is the Catholic K–9. Above grade 9 the senior high is Bowness, not Robert Thirsk: Bowness High School names Tuscany among the ten communities it serves, and Robert Thirsk's list of nine does not include it.
