Scarborough
A third of a million people, among the cheapest detached houses in the city, the steepest price falls of the last year, and a subway extension that has not opened.

Scarborough is postwar subdivision on a grid of arterial roads a kilometre apart, with apartment slabs from the 1960s and 1970s standing beside single-family streets, and since the 1970s it has been one of the main arrival neighbourhoods in the country.
The transit question is the whole argument. Line 3 closed in 2023 and the Line 2 extension is under construction with no date anyone should plan a mortgage around, so what exists today is buses and, in a few places, a GO train. Price the service that runs now. The market has been repricing it: the district around Agincourt fell 8.66% on the composite over the year to July 2026, against 3.62% in Mimico's and 5.62% in the Annex's. What you get for that is a detached benchmark of about $1.05 million in a city where the old-city equivalent is $2.6 million, on the same 0.767% tax rate. Whether that is a bargain depends entirely on how you value the commute, and the honest answer is that only you can price it.
