6 guides in the municipality that spent the 1970s and 1980s building itself a downtown. North York put a civic centre, a square, a theatre and a library on Yonge Street because it was a city of half a million people with no centre, and the subway extension to Finch in 1974 is what made the tower district around them possible.

What that produced is one of the widest gaps on this site between the two halves of a housing market. In the district around Willowdale the detached benchmark is about $1.9 million and the apartment benchmark about $559,000, on the same street, under the same council, at the same tax rate. Leaside is wider still, at about $2.26 million against $441,000, and the Annex wider again. Deciding where to live here is mostly deciding which of those two markets you are entering, and they are not moving at the same speed: over the year to July 2026 the detached figure fell 5.7% and the apartment figure fell 11.3%. On the apartment side the building matters more than the neighbourhood, which means the status certificate and the reserve fund study are the documents that actually price the purchase.
