Across Coffee Pot Bayou, Snell Isle is the Snell Isle Property Owners Association's 699 acres, water included, and 2,883 residents, with Coffee Pot Park and the Sunset Golf and Country Club clubhouse. Shore Acres, north of it on Tampa Bay, is 5,105 residents with Shore Acres Park, its recreation center and Shore Acres Elementary, and Riviera Bay, 2,559, sits on its own bay between 62nd Avenue North and Gandy Boulevard. Inland, between 4th Street and the interstate, Allendale is the four association areas that carry the name taken together, 2,263 residents around Allendale Park with six City landmark houses, and Meadowlawn, 5,409, holds Meadowlawn Park and Lynch Elementary, though Meadowlawn Middle and Northeast High School are outside its line. 5 guides are listed below.
This is where Hurricane Helene did the most damage the City recorded. After the September 2024 surge it assessed 2,410 parcels in Shore Acres, more than in any other association's area in the city, 1,642 of them with major damage and 2,056 with water inside the home; 1,101 in Riviera Bay, 935 with major damage and 1,092 with water inside; and 1,074 on Snell Isle, 766 with water inside. Inland it is a different city: Allendale recorded no water and Meadowlawn 20 parcels with some. Those are the City's assessment points, one per parcel rather than one per home, but on the bay they put four questions ahead of the price: whether the house took water in 2024, what has been repaired since and under which permits, what the elevation certificate says, and whether a substantial damage determination was made, because under FEMA's rule a structure damaged or improved beyond half its market value has to be brought up to current flood standards. A Florida homeowners policy covers wind and not rising water, so FEMA's flood map for the exact address, the elevation certificate, the seller's disclosure of past flooding and a quote for a separate flood policy belong in any offer here.
