Baldwin Park and the east side
A naval training center rebuilt from 1999 as an 1,100-acre New Urbanist neighborhood, and the older streets around it.

Baldwin Park is the former Orlando Naval Training Center, closed in 1999 and redeveloped as an 1,100-acre New Urbanist neighborhood. A master plan inside a city rather than on a greenfield outside one, which is rare enough to be worth a guide on its own. The others are older and smaller: Audubon Park's 351 acres of bird-named streets, laid out in the 1950s for families from the base next door, Colonialtown North's 439 acres platted in 1911 and now the residential half of the Mills 50 strip, and the 213 acres of the Milk District, where the median single-family parcel dates from 1954.
Master-planned neighborhoods come with a governance and cost structure that older streets do not, and that is the thing to examine here rather than the architecture. Establish what the association covers, what it assesses, and whether there is any district-level assessment on top of it. The upside is real (a street pattern designed to be walked, consistent build quality, and its own village center) and so is the cost of maintaining all of that, which is charged to residents rather than to the city. Two things settle the rest of this side of the city. The ground runs between 101 and 113 feet at the four reference points, so the storm surge that organises this site's Miami and Tampa pages does not reach here: what a hurricane does this far inland is wind and rainfall. And the assigned school is often not the nearest one, since the Milk District's zoned high school is Edgewater, four miles away in College Park.

Colonialtown North

Milk District
