Downtown, Lake Eola and Thornton Park
A sinkhole lake with a skyline around it, and a grid of brick streets and bungalows immediately east. The walkable case in a city built for cars.

Downtown is small for a metro of 2.8 million because the city limits hold a fraction of it, and its center is a lake: Lake Eola is a sinkhole, which is a genuinely Floridian way for a city to have a park. Thornton Park immediately east is brick streets, bungalows and a local historic district, a few minutes' walk from the office towers.
This is the one part of Orlando where walking is the default rather than an achievement, and it is worth being precise about how small that area is. It means the blocks around the lake and very little else. Two things to check. Whether the property sits in a local historic district, because Lake Eola Heights and parts of Thornton Park do and that constrains exterior work. And the lake itself: the chain-of-lakes geology here means freshwater flooding and, occasionally, sinkholes are lot-by-lot questions, which is a completely different risk from the coastal surge that dominates this site's Miami and Tampa pages.
