Understand Uxbridge before you commit to an address

Uxbridge is 21,600 people on the Oak Ridges Moraine, with more than two hundred kilometres of trails, a nineteenth-century downtown and a great deal of protected countryside. It calls itself the trail capital of Canada and it has a better claim to the title than most such names. Figures come from the board's price index and the province's tax return, measured the same way in all 24 municipalities here. The rent is Toronto-wide, because nobody surveys rents municipality by municipality.

What buying in Uxbridge actually involves

Uxbridge carries the highest benchmark price in Durham Region, which surprises people who look only at the distance. What is being paid for is the moraine, the trails and a village core, and what is being given up is any rail commute at all.

The composite here fell 8.5% over the year to July 2026, the second steepest in the layer. Small markets are volatile, and this one is also the kind of discretionary purchase that softens first when rates rise.

The village of Uxbridge holds most of the population, the schools, the hospital site and the shops, and the rest of the township is farmland, forest and moraine with houses scattered through it. That division is the first thing to establish about any listing here, because a village address and a rural address differ on services, insurance, winter access and what a lender will want to see.

The trails are not a marketing detail. Durham Forest and the network around it are a genuine reason people move here and a genuine driver of weekend traffic, and a property backing onto or near a trailhead trades on that. It is also worth checking what the property's own access to the network actually is, since abutting a forest tract and having a right of way into it are different things.

Moving to Uxbridge: check these before you commit

  • Whether the property is inside the Oak Ridges Moraine Conservation Plan area, and what that permits
  • Well and septic outside the village, with tests
  • The realistic commute, which is a drive to Markham, Stouffville or the 407
  • Winter maintenance on rural roads and the school bus route
  • Whether the address is in the village or in the township, since services and costs differ sharply between them
  • Any right of way or trail access across the property, and who else is entitled to use it

The rent here is CMHC's Toronto CMA average rather than a municipal figure, because the survey's zones are not municipal boundaries.
