What buying in Scugog actually involves

Port Perry itself is a small, walkable and expensive core with a large rural township attached. The two are different markets in the same municipality, and the benchmark on this page blends them.

Scugog's composite fell only 2.3% over the year, the smallest decline of any municipality in this layer. On a market this size that is worth reading cautiously, but it does track what has happened to well-kept small-town cores across the region.

Port Perry has more services than a town of its size normally would, including a hospital site, a full retail main street and the schools for the surrounding countryside. That is why the village core holds its price the way it does, and why the gap between a house four streets from Queen Street and a farm ten minutes out is larger here than the municipal figure suggests.

Lake Scugog is shallow, which matters in practice. Weed growth, water quality and the state of the shoreline vary a great deal from one stretch to another, and dock and boathouse work sits under conservation authority regulation. Waterfront here should be assessed stretch by stretch rather than as a single category.

  • Whether any dock, boathouse or shoreline work was permitted, because retroactive permits are expensive
