City of Kissimmee · Osceola County · Florida · Figures as of June 2026

Understand Kissimmee before you commit to an address

Kissimmee is eighty-five thousand people south of Orlando, the seat of Osceola County, and the city that houses much of the workforce of the tourist corridor along US-192. It has one of the largest Puerto Rican populations of any city in the mainland United States, a genuine old downtown on Lake Tohopekaliga, and its own electric and water utility. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption.

What buying in Kissimmee actually involves

Kissimmee charges 4.63 mills for a total of 17.41 and a buyer's effective rate of 1.54%, which on a typical home value of about $359,000 is a bill of about $5,500. The city-owned utility, Kissimmee Utility Authority, transfers money to the general fund in the way Winter Park's does, and is one reason the city rate is not higher given how much of its land is low-value.

The structural fact about this market is the short-term rental corridor. Along US-192 and west toward the theme parks, a large share of the housing stock is or has been vacation rental rather than residence, which affects the character of whole subdivisions, the condition of the stock, the insurance market and, in several communities, whether a lender will treat the purchase as a primary residence at all. It also means the typical value index here blends two different products.

This is the labor base of the tourism corridor, and the local economy runs on hospitality shift patterns rather than a nine-to-five commute. That shapes the rental market, the traffic and the demand for housing at the lower end of the price range in a way no other municipality in this layer shares.

The county has been building a technology and manufacturing district on the eastern side, which is a deliberate attempt to broaden that base. Whether it changes the local market is a question for the next decade rather than this one, but it is the most consequential thing happening in Osceola County beyond the subdivisions.

Moving to Kissimmee: check these before you commit

  • Whether the subdivision permits short-term rental and how much of it is used that way, which changes the neighborhood and the financing.
  • Community development district assessments, which are widespread in the newer parts of Osceola County.
  • Flood mapping around Lake Tohopekaliga and the Shingle Creek basin.
  • The shift patterns of the local job base, if you are buying to let rather than to live.

Kissimmee levies 4.6253 of the 17.4114 mills charged here; the rest is Osceola County, the school district and the water management district, none of which the city council sets.

Every Kissimmee figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase. Appreciation and investment returns are assumptions rather than facts, and they are labelled that way. Read the methodology for how the line is drawn.
