Understand Jupiter before you commit to an address
Jupiter is sixty-three thousand people at the northern end of Palm Beach County, around the 1860 lighthouse at the inlet where the Loxahatchee River meets the Atlantic. It is the county's most consistently sought-after mainland market, with a river, a beach that stays comparatively uncrowded, and no high-rise development to speak of. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption.
The cost of living in Jupiter, and what a home costs
Two calculators on Florida's own rules: monthly compounding and the month private mortgage insurance stops, and the closing costs this state actually charges.
Rent or buy in Jupiter
Whether buying here beats renting, and the year it turns over. On this coast insurance moves the answer more than the mortgage rate, and you can edit it.

Monthly compounding, the 30-year fixed loan, the private mortgage insurance a low down payment triggers, and Florida's documentary stamp and intangible taxes on the loan itself.

Identical rules and exemptions, the same two Zillow indexes, and insurance at less than half what it costs here. It is the clearest measure of what proximity to the Atlantic costs.
Compare coast and inlandWhat buying in Jupiter actually involves
Jupiter's arrangement is unique in this layer: instead of either running its own department or paying the county's 3.4581-mill Fire/Rescue MSTU, it is served by a separate Jupiter Fire/Rescue MSTU levied at 1.7251 mills. Add the county library district's 0.5491 and the Jupiter Inlet District's 0.0722, which only this town, Tequesta and Jupiter Inlet Colony pay, and with a municipal rate of 2.3894 (the second-lowest here, behind Royal Palm Beach at 1.9200) the total is 16.9938 and a homesteaded buyer's rate of about 1.60%, the seventh-lowest of these twenty-four. On a typical home value of $702,538 that is roughly $11,200 a year.
The town's constraint is that it is largely built out and its geography is fixed by the river, the ocean and the county line, so supply is genuinely limited in a way most of this county's is not. The Loxahatchee is a designated Wild and Scenic River with associated protections, riverfront and oceanfront insurance is the coastal Palm Beach County case, and the drive south to West Palm Beach or Boca is long enough that most working life here stays local.
The town has a research and university presence at its western end, with a life-sciences campus that is one of the few concentrations of that work in the state, alongside a large hospital. Together they are the reason Jupiter has more of its own employment than most towns of this size in the county.
Abacoa and the other planned communities carry community development district assessments in addition to the millage on this page, which are non-ad-valorem charges that fund the infrastructure of the community. They can be substantial and they are not optional, so they belong in the comparison against an older house closer to the river.
Moving to Jupiter: check these before you commit
- Insurance on any riverfront or near-ocean property, quoted rather than estimated.
- Loxahatchee River protections if the property is on or near it, which constrain docks and shoreline work.
- The commute south, which from here is substantial. Jupiter is forty miles from Boca Raton.
- Whether the community carries a development district assessment, and what it adds to the annual bill.
- Beach and inlet parking near the address, which in season is heavily used by visitors from the whole county.
Jupiter levies 2.3894 of the 16.9938 mills charged here. A further 1.7251 is the fire district levy, and the remaining 12.8793 is Palm Beach County, the school district and the countywide special districts. None of which the municipality sets.

Every Jupiter figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase. Appreciation and investment returns are assumptions rather than facts, and they are labelled that way. Read the methodology for how the line is drawn.
