Live in Woodland Acres
A grid of mostly mid-century streets along Strawberry Creek between the Arlington Expressway and Atlantic Boulevard, where three in four occupied homes are rented and more than one resident in five lives on a block inside FEMA's 1% flood zone.
Woodland Acres was platted in 1910 as Oakwood Villa Estates by Walter C. Warrington, a former city councilman, on land that had held a strawberry plantation and mill, and was largely built between 1940 and 1960; the elementary school dates from 1956 and Warrington Park, on land the Warringtons gave, from 1958. This guide takes the City Council's Woodland Acres neighborhood action plan area as its boundary, 733 acres between the Arlington Expressway, Southside Boulevard, Atlantic Boulevard and North Arlington Road, where the 2020 census counted 6,408 residents, 30% of them under 18, and renters held 1,807 of the 2,389 occupied homes. Strawberry Creek and Red Bay Branch run through it, and FEMA's map puts 17.5% of the area and 1,422 residents' blocks in the 1% annual chance flood zone. Every resident is in ZIP code 32211, where Zillow's typical value was $248,107 in August 2026, but the ZIP held more than five times as many people and is not a Woodland Acres price.

The area of the City Council's Woodland Acres neighborhood action plan on the City of Jacksonville's Neighborhood Action Plans layer (OBJECTID 21, labeled Woodland Acres - 2007, ordinance 2007-0492-E), about 733 acres. Traced against the City's street layer and the Census Bureau's road file, it is bounded by the Arlington Expressway on the north, Southside Boulevard and the Southside Connector on the east, Atlantic Boulevard on the south and North Arlington Road on the west. The City's own list of adopted action plans gives the Woodland Acres Neighborhood Plan as ordinance 1979-0129 and does not list the 2007 number; the 1979 plan's area, on the City's layer of earlier plans, is larger, 8,480 residents, and contains all of this one. The Woodland Acres Association filed the same ground on the City's Neighborhood Associations layer and is marked inactive there. The line stops about 0.55 km short of the Arlington River, and Regency Square Mall is about 0.77 km east of it. All of it is in Duval County, Duval County Public Schools, ZIP code 32211 and City Council District 1; no local historic district, redevelopment area or zoning overlay covers it.
Woodland Acres is an old plat with mid-century houses on it. Walter C. Warrington, a former city councilman, laid it out in 1910 as Oakwood Villa Estates, on ground that had held a strawberry plantation and mill in the late 19th century, but most of it was built between 1940 and 1960. The elementary school went up in 1956, and in 1958 the park the Warringtons had given to the county opened beside it. Regency Square Mall followed in 1967, just east of Southside Boulevard, and in 1977 Kona Skatepark opened on Kona Avenue, inside the line; Guinness World Records lists it as the oldest surviving commercial skatepark.
The line is a City plan's, and the City's records disagree about which one. This guide takes the Woodland Acres neighborhood action plan area on the City's layer: 733 acres bounded by the Arlington Expressway, Southside Boulevard and the Southside Connector, Atlantic Boulevard and North Arlington Road. The layer labels it 2007, ordinance 2007-0492-E, but the City's own list of adopted plans gives the Woodland Acres Neighborhood Plan as ordinance 1979-0129, whose larger area contains all of this one. The association that filed the same ground with the City is marked inactive. Applications for new development in a plan area are reviewed against the plan, so ask the City which plan applies before you build.
It is a renter's neighborhood with a lot of children. The 2020 census counted 6,408 residents and 2,662 homes, up from 5,443 residents on about the same ground in 2010; 30% of them were under 18, and renters held 1,807 of the 2,389 occupied homes, so owners lived in 24%. No price index follows the line. Every resident is in ZIP code 32211, where Zillow's typical value was $248,107 in August 2026, up 0.8% on the year, but the ZIP held 34,168 people in 2020. On the City's 17.7412 mills for 2025, a homestead at the ZIP's figure would owe about $3,673 a year, the same house held by a landlord about $4,402, and a homestead at Duval County's $335,000 median about $5,215. Save Our Homes resets on sale, so the seller's bill is not yours. No community development district was found here, but read the seller's last tax bill anyway. The flood question comes first. Strawberry Creek crosses the neighborhood for about 2.1 km on FEMA's map, with its tributary and Red Bay Branch. The effective map puts 17.5% of the area in the 1% annual chance flood zone, 6.4% of it floodway, and 1,422 residents on blocks inside it; JaxReady puts 1,612 residents in evacuation zone A, the first called, and 2,350 more in zone C, the reference point among them. Whether Hurricane Irma's water in 2017 reached these streets, the sources read here do not say. A homeowners policy does not cover flood; that is a separate policy, and its quote belongs in the offer.
The bus through the middle is going. JTA's Route 18 stops about 0.1 km from the reference point, and JTA lists it as eliminated from October 2026 for low ridership, sending riders to Routes 19 and 202 and a modified Route 10. The First Coast Flyer Red Line, every 20 minutes on weekdays, stops on the Arlington Expressway at Arlington Road, about 1.38 km away in a straight line.

A park with a pool beside the school, and a skatepark from 1977
Warrington Park, on Bowlan Street beside the elementary school, is the neighborhood's center: a summer pool added in 1977, a community center, tennis and pickleball courts, a ball field and a playground. Kona Skatepark, nine private acres on Kona Avenue, has been open since 1977. North of the Arlington Expressway, Tree Hill Nature Center keeps 50 acres of hilltop and wetland with trails, and Fort Caroline National Memorial marks the French colony of 1564 on the St. Johns.
What the map does not show: the summer rain. June to September brings more than half the year's rainfall at the airport, mostly in afternoon storms, and that is when Strawberry Creek rises.
