What buying in Waxhaw actually involves

Two things make the price. The first is the schools: Marvin Ridge and Cuthbertson are the county's strongest and among the state's, and the premium attached to those attendance zones is explicit and long-standing. The second is lot size: this is one-acre country, and the product is a large new house on land, which barely exists closer in.

The cost is distance and infrastructure. Twenty-one miles in a straight line is thirty-five to fifty minutes to uptown outside peak and considerably worse inside it, on two-lane roads that were laid out for farms. Much of the area is on septic and well. And the tax advantage of Union County is real but smaller here than in Indian Trail: Waxhaw's town rate is 29.00 cents against Indian Trail's 17.00.

Water and sewer availability is the quiet constraint on this part of Union County. Where municipal service does not reach, properties are on well and septic, and the county's capacity decisions have shaped where growth has and has not been allowed. For a large-lot property that is a maintenance question and a resale question at once.

The town center is small, walkable and genuinely old, and the rest of the town is horse country and large-lot subdivision. Those are different purchases with different running costs, and the difference in what it takes to maintain three acres versus a quarter acre is the part buyers most often underestimate.

Moving to Waxhaw: check these before you commit

  • The exact attendance zone, because the premium is attached to specific schools rather than to the town, and the county redraws boundaries as it builds.
  • Septic, well and (on the larger parcels) whether the land carries a present-use value deferral that a sale would trigger back taxes on.
