Live in East Ybor
The Ybor street grid keeps going east of 22nd Street, and the Barrio Latino Commission's authority over your façade does not.
East Ybor is the residential half of the Ybor grid, running from 22nd Street east to 40th, boxed in by Interstate 4 on the north and Adamo Drive on the south, with Port Tampa Bay immediately beyond that. The difference from Ybor City proper is not cosmetic: the National Historic Landmark district and the certificate-of-appropriateness regime that goes with it stop at 22nd Street, and almost everything in this neighborhood sits on the far side of that line. The reference point measures 12.3 feet above sea level, four feet under Ybor City and a few feet over the Channel District, and the ground falls away toward Adamo and the port. What a buyer gets here is old stock at a discount without the design review, in a neighborhood that has taken the infrastructure the district next door was spared: Interstate 4 along the top, the Selmon Expressway Connector running elevated over the middle of it since 2014, and the port at the bottom.
The same grid, on the other side of the line
Interstate 4 to the north, East Adamo Drive to the south, 40th Street to the east and 22nd Street to the west, which are the boundaries the City of Tampa and the neighborhood association agreed. Wikipedia and some listings put the eastern edge at 39th Street instead, so the difference is a block.
East Ybor is the residential half of the Ybor street grid: 22nd Street east to 40th, Interstate 4 across the top, Adamo Drive and the port along the bottom. Much of it was the City of Gary, incorporated in 1915, abolished by the legislature four years later and absorbed by Tampa in 1923. The houses look like Ybor houses because they came out of the same decades and the same labor market, and for most purposes a buyer is looking at the same age of stock as the district next door.
The thing that separates the two is a line on a map at 22nd Street. That is where the Ybor City Historic District stops. The National Park Service puts the concentration of the landmark district between Fourth and Sixth Avenues and Fifteenth and Twenty-second Streets, and it is inside that boundary that the Barrio Latino Commission reviews exterior work and issues certificates of appropriateness. East of the line, in almost all of this neighborhood, it does not. Buy in Ybor City and your windows are a hearing. Buy here and they are a permit. The trade runs both ways, though: nothing protects the street from what your neighbor decides to do either.
What this neighborhood has taken in exchange is infrastructure. Interstate 4 went along the northern edge in the 1960s and cut it off from V.M. Ybor. The Selmon Expressway Connector opened on 6 January 2014, continuously elevated over the local streets, with dedicated ramps built to move port trucks off Ybor City's roads. Both of those were good regional decisions and both of them are overhead here rather than somewhere else. The compensation is money: the city and the county created the Ybor City 2 redevelopment area in 2003 over the blocks from 22nd Street to 26th, and the tax increment it raises is spent inside those boundaries.
At 12.3 feet, the ground here is four feet under Ybor City and a few feet over the Channel District, and it falls away toward Adamo Drive and the water. That puts East Ybor in the middle of Tampa's elevation range rather than at either end, which settles nothing on its own. It is a reason to look up the evacuation zone and the flood zone for the specific address before you offer. The honest gap in this guide is that the Census publishes nothing at this boundary, so anything you read about incomes or ownership in East Ybor has been read off tracts that do not follow the neighborhood line.

How East Ybor got here
- 1885Vicente Martinez-Ybor lays out his cigar town west of here. The grid it establishes is the grid this neighborhood is built on.
- 1915The City of Gary is incorporated east of Ybor, covering the ground that becomes East Ybor and Palmetto Beach.
- 1923Tampa extends its boundaries to take in the former City of Gary, which the legislature had abolished four years earlier.
- 1960sInterstate 4 is cut along the northern edge, separating the neighborhood from V.M. Ybor and the blocks beyond.
- 1974The Ybor City Historic District is listed on the National Register with 22nd Street as its eastern boundary, leaving this neighborhood outside it.

Perry Harvey, Cotanchobee and the Riverwalk
There is no park of any size inside the neighborhood, and that is the whole answer. Perry Harvey Sr. Park west of Ybor carries paths, courts and the Central Avenue history trail, Cotanchobee Fort Brooke Park holds waterfront ground behind the arena, and the Tampa Riverwalk runs two and a half miles of flat continuous path through downtown. All three are a drive or a long walk. What the neighborhood has instead is a walkable grid with deep shade on some blocks and none on others.


What the map does not show: the tree canopy is the variable that changes how livable a given street is in August, and it varies block to block rather than neighborhood-wide. Walk the actual street at midday in summer, not the neighborhood.

The fare-free TECO Line streetcar stops in Ybor City rather than here, so the walk to the streetcar is part of the trip and the drive column is the honest one for most journeys.

There is no public recreation facility inside the boundary. Perry Harvey Sr. Park is the nearest open space with anything on it, Cotanchobee Fort Brooke Park sits on the channel behind the arena, and the Tampa Riverwalk is the flat continuous route people from this side of the city actually run.

The free option is the grid. The streets are flat, laid out in short blocks and quiet away from the corridors, which makes them a decent early-morning route from October to April and hard work after that.
One elementary, and everything else is a drive
Booker T. Washington Elementary sits behind the Robert W. Saunders Sr. library and was a middle school until 2005. Gary Adult High School operates inside the boundary on the city's own listing, which is useful to an adult finishing a qualification and irrelevant to a school-age child. The assigned middle and high schools are both outside the neighborhood, and the boundaries on this side of the city have moved more than once.
