Live in Pinellas Point
The city's southern tip, 16,418 people on 2,015 acres from 54th Avenue South to the bay, where a third of the ground is in FEMA's flood zone and Milton, not Helene, did the most damage the City recorded.
Pinellas Point is much larger than the point itself: the Greater Pinellas Point Civic Association's area takes in everything in the city south of 54th Avenue South and east of Interstate 275, 2,015 acres where the 2020 census counted 16,418 residents in 8,223 homes, the second most of any St. Petersburg guide on this site. Its oldest landmark is the Tocobaga temple mound in Indian Mound Park, and two archaeological sites here, the Princess Mound and Maximo Beach sites, joined the National Register in October 2019. FEMA's effective map puts 33.6% of the area in its 1% annual chance flood zone and 45.5% at minimal hazard, so the risk depends on the street. In 2024 Helene put water inside 64 of the 229 parcels the City assessed here, and after Milton two weeks later the City assessed 342 and recorded 12 as destroyed, more than in any other neighborhood these guides cover.
Sixteen thousand people at the end of the peninsula, on ground that floods along one edge and not the other
The Greater Pinellas Point Civic Association's area as the City of St. Petersburg's Neighborhood Associations map draws it (OBJECTID 19801, association number 30, layer last edited 28 September 2026), clipped to the City's current limits: an area the association filed and the City maps, not a line the City drew. It runs south of 54th Avenue South and east of Interstate 275 and the Sunshine Skyway's approach, to Tampa Bay on the east and south, 2,015 acres counting any water the association drew over, with 4th Street South running down its eastern side. The Arlington Park Homeowners Association's smaller area lies inside it, with 313 of the residents. Eckerd College and Isla del Sol are west of the interstate and outside it, and Lakewood Estates is across 54th Avenue South to the north. All of it is in Pinellas County and Pinellas County Schools, and none of it is in a Community Redevelopment Area or a local or National Register historic district.
Pinellas Point is much bigger than the point. The guide follows the Greater Pinellas Point Civic Association's area on the City's Neighborhood Associations map, a line the association filed rather than one the City drew: the city south of 54th Avenue South and east of Interstate 275. That is 2,015 acres, and the 2020 census counted 16,418 residents in 8,223 homes, the second most of any St. Petersburg guide here. Lakewood High, Bay Point Middle, the South Branch Library, two City recreation centers and a Publix are all inside.
The oldest thing here is the Tocobaga temple mound in Indian Mound Park, begun about a thousand years ago and given to the City in 1958. Two archaeological sites, the Princess Mound and Maximo Beach sites, joined the National Register in October 2019, with their locations restricted. No part of the area is in a City historic district or a redevelopment area, so exterior work on a house faces no design review. Along the western edge runs the approach to the Sunshine Skyway, opened in 1954 and rebuilt in 1987 after a freighter brought down a span in 1980, killing 35 people.
The flood map splits the area. FEMA's effective map of 2021 puts 33.6% of it in the 1% annual chance flood zone, 6.4% in the coastal VE zone, with 3,329 residents inside; 45.5% is at minimal hazard, the reference point among it. The County's evacuation map follows the shore: the point's parcel is in Zone D, but 2,952 residents are in Zone A, the first called. After Helene on 26 September 2024 the City assessed 229 parcels here and recorded water inside 64. After Milton on 9 October, which brought nearly 19 inches of rain to the city, it assessed 342, and recorded 12 as destroyed and 26 with major damage, more destroyed than in any other neighborhood these guides cover. The City's layers count parcels, not homes, and do not say what did the damage. In the flood zone the City's 49% rule applies: once repairs reach 49% of the structure's value, counted cumulatively, the whole building must meet current flood rules.
Outside the flood zone is not outside the flood question. A homeowners policy does not cover rising water, and from 1 January 2027 a Citizens homeowners policy with wind cover must carry flood insurance whatever the zone. Zillow's typical value for ZIP code 33712, which holds 10,282 of the residents and most of Lakewood Estates, was $321,132 in August 2026, flat on the year; the northern 5,602 are in 33705, at $331,140. Every address pays the same 19.9197 mills for 2025. A homestead at the 33712 figure owes about $5,558 a year with $25,000 off every levy and a second slice, $25,000 in 2024 and indexed since, off all but the school levy; a landlord, about $6,397. Save Our Homes caps a homestead's assessment at 3% a year and resets on a sale, so the seller's bill understates yours. The City's stormwater fee, $12.67 to $59.08 a month, comes on the utility bill. The arithmetic is on the St. Petersburg page.
Getting around is a bus every half hour, or a car. PSTA's Route 4 runs along 62nd Avenue South every 30 minutes at midday, and every 15 where its branches overlap, the nearest such stop about 1.4 km from the reference point. Route 20 runs hourly to downtown, and the Spark line on 34th Street South, every 15 minutes, is about 2.6 km away. PSTA's schedule changes on 4 October 2026. The Publix at Seville Square, inside the line on 54th Avenue South, is the nearest supermarket.

- Ask the seller what happened in Helene and in Milton, and for the permits for every repair since
- Read the FEMA zone and the evacuation zone for the exact parcel, not the neighborhood
- Ask the City whether a substantial damage determination was made on the address
- Price a flood policy even outside the flood zone, and file for the homestead exemption by 1 March
How Pinellas Point got here
- c. 1000The Tocobaga build the temple mound now inside Indian Mound Park, between Pinellas Point Drive South and Mound Place South.
- 1954The first span of the Sunshine Skyway opens on 6 September across the mouth of Tampa Bay, south-west of the point; a second follows on 19 May 1971.
- 1958Ed C. Wright gives the mound site to the City of St. Petersburg; the Daughters of the American Revolution put up a marker beside it in 1960.
- 1966Lakewood High School opens at 1400 54th Avenue South, on the guide's northern edge.
- 1980On 9 May the freighter Summit Venture strikes a support pier of the Skyway and a span falls; 35 people die.
- 1987The present Sunshine Skyway opens on 20 April, carrying Interstate 275; the old spans' approaches become the Skyway Fishing Pier State Park.
- 2019The Princess Mound Site is listed on the National Register on 10 October and the Maximo Beach Site on 11 October; both addresses are restricted.
- 2020The census counts 16,418 residents and 8,223 housing units inside the association's area.
- 2024Helene's surge on 26 September sets a record at the St. Petersburg gauge; the City assesses 229 parcels here, 64 with water inside. Milton on 9 October brings nearly 19 inches of rain to the city, and the City assesses 342 parcels here, 12 recorded as destroyed.
- 2026Pinellas County Schools approves in January a K-8 combining Bay Point Elementary and Bay Point Middle on the middle school's campus inside the line.
A thousand-year-old mound in a neighborhood park, and parks on the shore
Indian Mound Park, between Pinellas Point Drive South and Mound Place South, keeps the Tocobaga temple mound. Pinellas Point Park is near the tip, and Maximo Park is at 34th Street South by the Skyway's approach. The City's map shows 11 parks inside the line.
What the map does not show: the two National Register sites are listed with their addresses restricted. The Skyway Fishing Pier State Park, on the old bridge's approaches, is across the water to the south-west.

Two elementary zones, and the middle and high school inside the line
Pinellas County Schools zones every address to one elementary, one middle and one high school. The point's address is zoned for Maximo Elementary, graded A for 2026; the district's map puts 11,066 residents in Maximo's zone and 5,352 in Lakewood Elementary's, also an A. Everyone is zoned for Bay Point Middle and Lakewood High, both inside the line and both A for 2026. The board votes on its next changes on 13 October 2026; the locator proposes none for this address.
| School | Board | Note |
|---|---|---|
| Maximo Elementary School | Pinellas County Schools | 4850 31st Street South, about 2.4 km north-west of the reference point in a straight line, outside the line. The district's School Zone Locator gives it as the zoned elementary school for 1683 66th Avenue South for 2026-27, with no change proposed for 2027-28. The guide is split: the district's elementary zoning map puts 11,066 of the 2020 residents in Maximo's zone and 5,352 in Lakewood Elementary's. Maximo is graded A for 2026, B for 2025 and C for 2024; Lakewood Elementary A, B and B. |
| Bay Point Middle School | Pinellas County Schools | 2151 62nd Avenue South, inside the line and the zoned middle school for every resident. Graded A for 2026, B for 2025 and C for 2024. The board approved in January 2026 a K-8 combining Bay Point Elementary and Bay Point Middle on the middle school's campus; the locator still shows Bay Point Middle for this address. |
| Lakewood High School | Pinellas County Schools | 1400 54th Avenue South, inside the line on its northern edge, opened in 1966 and the zoned high school for every resident. Graded A for 2026, B for 2025 and C for 2024. It is in the district's South County application area, and the locator lists 77 magnet and fundamental programs open to this address by application, which does not change the zoned school. The board votes on its Fall 2026 Planning for Progress recommendations on 13 October 2026; the locator shows no change proposed for this address. |
Run your own address in the district's School Zone Locator, and again after the vote. The grades are the state's 2026 file as a television station published it; the state's site refused the request.
