Mission San José y San Miguel de Aguayo was founded on 23 February 1720, its limestone church was begun in 1768, and since 2015 it has been part of the San Antonio Missions World Heritage Site. This guide takes the area the Mission San Jose neighborhood association files with the City as its boundary: about 715 acres between Southcross Boulevard and Military Drive, from South Flores Street to the San Antonio River, where the 2020 census counted 5,636 residents, four more than on the same blocks in 2010. Owners lived in 45% of the occupied homes, and about 45% of the residents live inside the City's Mission Historic District, where exterior work needs the Office of Historic Preservation's approval. 01: The Community

The streets beside the Queen of the Missions, and the rules that come with them

The Mission San Jose neighborhood association's area on the City of San Antonio's Neighborhood Associations layer (OBJECTID 289, founded in 1997 by the layer's date), about 715 acres: Southcross Boulevard on the north from South Flores Street east to South Presa Street; on the east a line by VFW Boulevard and Padre Drive that follows the San Antonio River's west bank south to Pyron Avenue, then Napier Avenue and Mission Road; Southeast Military Drive on the south; and South Flores Street on the west. An association files its own area and the layer does not say the City checks it. All of it is in Bexar County and Council District 3; 5,011 residents are in Harlandale ISD and 625, on three blocks in the northeast corner by South Presa Street, in San Antonio ISD. The City's Mission Historic District covers roughly half the area, and the Mission Drive-In reinvestment zone 2,336 of its residents.

Father Antonio Margil founded Mission San José y San Miguel de Aguayo on 23 February 1720, and the limestone church that still stands was begun in 1768. The mission was secularized in 1824, rebuilt by the Works Progress Administration in the 1930s, and since 5 July 2015 has been one of the five San Antonio Missions on UNESCO's World Heritage list. This guide covers the area the Mission San Jose neighborhood association files with the City: about 715 acres from Southcross Boulevard to Military Drive and from South Flores Street to the San Antonio River, with the mission inside it. The 2020 census counted 5,636 residents there, four more than in 2010.

Nearly half the neighborhood is a City historic district. The Mission Historic District runs about seven miles along the river, the largest of San Antonio's 32, and covers roughly half this area and 2,550 of its residents, 45%. Inside it, the Unified Development Code requires a certificate of appropriateness before a permit for exterior work, new building, demolition or relocation. The Office of Historic Preservation approves most routine items at staff level; new construction and additions go to the Historic and Design Review Commission, which meets on the first and third Wednesdays. Outside the district the ordinary zoning applies, and no neighborhood conservation district covers any of the area.

The houses are cheap by the city's measure, and the school rate is the county's highest. In 2020 owners lived in 45% of the 1,844 occupied homes and renters in 1,017. No price index follows the association's line. Zillow's figure for ZIP code 78214, which holds 89% of the residents and runs well beyond it, was $137,401 in August 2026, down 2.8% on the year, against a Bexar County median sale of $280,999. Most homes here are in Harlandale ISD, whose 2025 rate of 1.2575 per $100 is the highest of the twelve school districts on the county's table, and the seven units together charge 2.542774. But the state's $140,000 school exemption is larger than a typical home's value, so a homestead at the ZIP figure pays $0 in school tax and about $1,450 a year in all, while a landlord pays about $3,494. At the county median it would be about $4,746; the city's own example is on the San Antonio page.

The river is the mapped flood risk, and it is on the edge. FEMA's effective map, dated 2010 for this panel, puts 4.7% of the area in the 1% annual chance zone, all along the river on the eastern line, and no census block with residents has its center in it. That is not the whole risk: flash flooding and low-water crossings reach well past the mapped floodplain.

What this guide could not settle is the schools. Harlandale ISD publishes no attendance-zone map that could be read, so no zoned campus is stated here for any address. Transit is simpler: VIA's 42 runs down Roosevelt Avenue, and Primo 102, every 12 minutes on weekdays, stops on Military Drive about a kilometer south.

How Mission San Jose got here

  • 1720On 23 February Father Antonio Margil de Jesús founds Mission San José y San Miguel de Aguayo south of Mission San Antonio de Valero, with the Marqués de Aguayo's permission.
  • 1768Work begins on the limestone church that still stands; by then 350 Indigenous people live in 84 two-room apartments built into the mission's walls.
  • 1777Father Morfi's description of the church after his visit gives it the name the National Park Service still uses, the Queen of the Missions.
  • 1824On 29 February the mission is secularized under Mexican government orders and its property is turned over to the mission Indians living there.
  • 1833Five freedom seekers who had escaped slavery in Louisiana reach Mission San José, where the Mexican Army takes them in and fires on their pursuers.
  • 1933The Civil Works Administration, then the Works Progress Administration, begin rebuilding the walls, the Indian quarters and the granary.

A national park in the middle of the neighborhood

Mission San José is the park's visitor center: a museum, a free 20-minute film and free ranger tours at 10 and 11 a.m., with the buildings open 9 a.m. to 5 p.m. daily and the grounds from sunrise to sunset. On the east edge, Bexar County's Mission County Park has a festival lawn, three pavilions, a walking trail and a playground, and beyond it the Mission Reach trail, finished in 2013, follows the river north to Mission Concepción and the River Walk and south to Mission San Juan and Mission Espada.

Two districts, and no published zone map for the larger one

5,011 residents are in the Harlandale Independent School District. Its Wright Elementary is inside the line on East Huff Avenue, rated F (59) for 2026 after C (78) for 2025; Harlandale Middle (C, 74) and Harlandale High (C, 72, up from D) are just west. None could be confirmed as a zoned school. The 625 residents in the San Antonio Independent School District were zoned to Ball Elementary, Hot Wells Middle and Highlands High on its 2021-22 map, the most recent it publishes.
