Live in Harlandale
Owner-occupied South Side streets, almost a third of the homes owned outright, where every house pays Harlandale ISD's rate, the highest school rate on Bexar County's table, and the typical value in ZIP code 78221 fell 3.6% to $176,880 in the year to August 2026.
Harlandale was farmland and a suburb that argued in 1930 over whether to become a city of its own; the City annexed it in 1940 and took in more of it, bit by bit, into the 1950s. This guide takes the area the Harlandale-McCollum neighborhood association registered with the City in 2021 as its boundary: about 4,532 acres between Burcham Avenue and Ashley Road, from Interstate 35 to the San Antonio River, with Harlandale and McCollum high schools inside it and Stinson Municipal Airport, in use since 1915, on its east side. The 2020 census counted 27,018 residents there, 1.8% fewer than on the same blocks in 2010, and owners lived in 62% of the occupied homes. Zillow put the typical home in ZIP code 78221, which holds 89% of the residents and runs past the boundary, at $176,880 in August 2026.
A suburb that argued about becoming a city, and still keeps its houses
The Harlandale-McCollum neighborhood association's area on the City of San Antonio's Neighborhood Associations layer (OBJECTID 320, registered in 2021 by the layer's date), about 4,532 acres: Burcham and Grapeland avenues on the north; South Flores Street on the east as far south as Military Drive, where the line turns west along Military Drive to Pleasanton Road, south to Vestal Place and east along Vestal Place and Harding Boulevard to Mission Road, leaving out the blocks around Harlandale Park; then the San Antonio River's west side south to Espada Road, with the river itself about 120 m outside the line; Ashley Road, Yett Avenue, Buchanan Boulevard, Commercial Avenue and Villaret and Rockwell boulevards in a stepped line on the south; and Interstate 35 and Logwood Avenue on the west. An association files its own area and the layer does not say the City checks it. It is not Harlandale ISD, which covers about 60,000 of the city's residents: all 27,018 here are in that district, 26,739 in Council District 3 and 279 in District 4.
Harlandale was mostly farmland south of the city when, in 1930, the San Antonio Express reported three factions there, independents, do-nothings and annexationists, fighting over whether to become a city of its own. The City annexed it in 1940 and took in more of the farmland around it into the 1950s. This guide covers the area the Harlandale-McCollum neighborhood association registered with the City in 2021: about 4,532 acres from Burcham Avenue to Ashley Road and from Interstate 35 to the San Antonio River, with both of the district's comprehensive high schools inside it. The 2020 census counted 27,018 residents there, 1.8% fewer than in 2010. It is not the school district, which covers about 60,000 city residents.
Most people own, and many own outright. Owners lived in 62% of the 8,792 occupied homes in 2020, and 2,785 homes were owned free and clear, more than the 2,709 with a mortgage. No price index follows the association's line. Zillow's figure for ZIP code 78221, which holds 89% of the residents and runs south past the boundary, was $176,880 in August 2026, down 3.6% on the year; the northeast corner, in 78214, was $137,401. The Bexar County median sale was $280,999.
The school rate is the county's highest, and the homestead exemption does most of the work. Every home here is in Harlandale ISD, whose 2025 rate of 1.2575 per $100 is the highest of the twelve school districts on the county's table, and the seven units together charge 2.542774. The state's $140,000 school exemption comes off first, so a homestead at the 78221 figure pays about $464 to the district and about $2,332 a year in all, while a landlord pays about $4,498. The exemption is not automatic, and a long-held house can be taxed on far less than its value until it sells; the city's own example is on the San Antonio page.
The airport and the creek are inside the line. Stinson Municipal Airport, where the Stinson family opened a flying school in 1915, sits on the east side along Mission Road; it is the second oldest general aviation airport in continuous use in the country. FEMA's effective map puts 6.9% of the area in the 1% annual chance flood zone, along Harlandale Creek and by the river, and census blocks holding 479 residents have their centers in it. One of the City's mapped low-water crossings is inside the boundary, and flash flooding reaches well beyond the mapped zone.
Getting around is by bus or by Interstate 35. VIA's 44 runs up Pleasanton Road past the neighborhood's center, the 43 along South Flores Street and the 46 on Commercial Avenue, and Primo 102 crosses the north side on Military Drive every 12 minutes on weekdays, with seven stops inside the line. Downtown is about 9 km north in a straight line. University Health opened its Vida clinic on Jaguar Parkway, south of the boundary, in November 2025, and plans a hospital with a 24-hour emergency department beside it in 2027; until then the nearest general hospital this guide could source is Mission Trail Baptist at Brooks, east across the river.
What this guide could not settle is the schools. Harlandale ISD publishes no attendance-zone map that could be read, so no zoned campus is given here for any address. A small strip by the river, 217 residents, falls in the City's Mission Historic District, where exterior work needs the Office of Historic Preservation's approval.

How Harlandale got here
- 1915In October the Stinson family leases land from the City southeast of town and opens the Stinson School of Flying, the start of today's Stinson Municipal Airport.
- 1918The field becomes San Antonio's civil airport; the Works Progress Administration builds its terminal in 1935 and 1936.
- 1930The San Antonio Express reports three factions in Harlandale, independents, do-nothings and annexationists, fighting over whether the suburb should become a city.
- 1940On 24 April the Express reports that the City has annexed Harlandale; farmland around it is taken in bit by bit into the 1950s.
- 1953Harlandale High School is established on East Gerald Avenue.
- 1962McCollum High School opens in September on West Formosa Boulevard, named for Dillard McCollum, a student, teacher, principal and superintendent in the district.
- 1969The Pan American Branch Library is built on West Pyron Avenue; it is expanded in 1987 and 1999.
- 2010The census counts 27,522 residents on the blocks inside today's association line.

- 2027University Health Palo Alto Hospital, with a 24-hour emergency department and labor and delivery, is due to open beside Vida.

Small City parks inside, the river trails on the edge
The City keeps Kingsborough Park on Felps Street, with a pool, Stinson Park on South Flores Street and Bellaire Park inside the line, and Harlandale Park, with its community center, sits just outside it. The Stinson Hike and Bike Trail follows Mission Road on the east side, and across the river are the Mission Reach trails and Mission San Juan.

McCollum High (C, 76, up from D) and Harlandale High (C, 72, up from D) are both inside the line, with the district's STEM Early College High School (A, 96), three middle schools, Terrell Wells the strongest at B (86), and four elementaries, from Schulze at B (84) to Vestal at F (54).
