The ridge across Interstate 37 from downtown where a City historic district takes in about half the residents, owners hold about half the homes, and the typical value in ZIP code 78202 fell 4.9% to $157,058 over the year to August 2026.
Dignowity Hill takes its name from Anthony Michael Dignowity, a Czech-born doctor who built a house called Harmony House on the hill in the 1850s and sold lots around it to San Antonio's merchant families; the railroads, the streetcar and the 1920s turned it into a largely Black middle-class neighborhood on the city's East Side. This guide takes the area the Dignowity Hill Neighborhood Association filed with the City as its boundary: about 641 acres where the 2020 census counted 4,152 residents, 8.9% fewer than on the same blocks in 2010, and owners in 51% of the occupied homes. The City's Dignowity Hill historic district, designated in 1983, covers 359 acres of it and holds about 54% of those residents, so exterior work on most houses at the center goes through the Office of Historic Preservation. Zillow put the typical home in ZIP code 78202, which holds 99% of the residents and runs well past the boundary, at $157,058 in August 2026.
An 1850s hilltop suburb that the railroad and the 1920s remade
The area the Dignowity Hill Neighborhood Association filed on the City of San Antonio's Neighborhood Associations layer (OBJECTID 252), about 641 acres: Sherman Street on the north; North New Braunfels Avenue on the east from Sherman Street down to East Houston Street, then St. James Street south to East Commerce Street; East Commerce Street on the south, west to Chestnut Street; and Interstate 37, with Austin Street north of Nolan Street, on the west. The association's own site gives the same four lines and says the southern one leaves out St. Paul Square, though the City's polygon takes in about a fifth of that small historic district. All of it is in Bexar County, San Antonio ISD and City Council District 2. The City's Dignowity Hill historic district, 359 acres, lies 99% inside the line; the association gives its bounds as Sherman Street, Palmetto Street, Commerce Street and Paso Hondo, and Cherry Street.

The railroad and the streetcar brought smaller houses, and by the 1920s it had become a middle-class neighborhood for many of the city's Black residents. The historic district decides what most owners can change. The City designated the Dignowity Hill historic district in 1983; its 359 acres lie almost entirely inside the association's line and hold about 54% of the residents. Inside it, the Unified Development Code requires a certificate of appropriateness before a permit for exterior work, and demolition and relocation are reviewed too. Staff at the Office of Historic Preservation can approve minor work; new construction and additions go to the Historic and Design Review Commission. The district runs roughly from Cherry Street to Palmetto Street, so the blocks toward the interstate and toward New Braunfels Avenue sit outside it, under zoning alone. The City's preservation staff call it one of the most overlooked districts, worn down by demolitions.
Owners hold about half the homes, and the price data is for a much larger area. In 2020 owners lived in 889 of the 1,736 occupied homes; 847 were rented and 365 of 2,101 stood empty. No price index follows the association's line. Zillow's figure for ZIP code 78202, where 99% of the residents live but which covers more than twice as many people, was $157,058 in August 2026, down 4.9% on the year; the Bexar County median sale was $280,999. This is San Antonio ISD, not the Northside ISD address the San Antonio page works its bill out on: seven units at a combined 2.440474 per $100 for 2025. On the 78202 figure a homesteaded owner pays about $1,797 a year and the same house without the exemption about $3,833, because the school district's $140,000 exemption is most of the value.
The hill is outside every mapped floodplain. None of the association's area is in FEMA's 1% or 0.2% zones. About 64% of it drains west toward the San Antonio River and 36% east toward Salado Creek, and the nearest mapped low-water crossing is more than 3 km away. That is not the same as dry streets: San Antonio's storms flood roads outside the mapped zones. The 24 East Houston Frequent bus runs through the middle, and the Primo 100 starts at Ellis Alley.
What is not known is where the children go to school. San Antonio ISD publishes only its 2021-22 attendance map, and on it every block goes to Bowden Academy for early education through grade 8 and to Brackenridge High School. The district has closed campuses since, and no current zone could be read.

How Dignowity Hill got here
- 1850sAnthony Michael Dignowity, a Czech-born physician who came to San Antonio with volunteers for the Mexican War, and his wife Amanda build Harmony House at the top of the hill east of town and later sell estate lots around it to families including the Friedrichs, Elmendorfs, Lockwoods and Otts.
- 1861Dignowity, a Unionist, narrowly escapes hanging in the San Antonio plaza and rides to Washington, D.C., where he works for the federal government; on his return in 1869 he has to fight to recover land the Confederate Army had confiscated.
- 1874Dignowity's son builds a house across the street from his parents' home, one of the oldest houses left in the neighborhood by the City's account.
- 1875Anthony Michael Dignowity dies in San Antonio on 22 April.
- 1877The Southern Pacific Railroad reaches San Antonio along the hill's western edge; streetcar lines follow in the 1890s, and the estate lots are divided for smaller Folk Victorian and Craftsman houses.

Dignowity Park on the hill, the Hays Street Bridge at the edge
Dignowity Park, which the City lists as Lockwood-Dignowity Park, stands on Harmony House's ground at 801 North Olive Street; the association says a 2023 renovation brought a gated dog park, a playground, a full basketball court, paths and new lighting. Fairchild Park on East Crockett Street has lighted tennis and pickleball courts. At the northwest corner the Hays Street Bridge, reopened for walking and cycling in 2010, crosses the Union Pacific tracks beside a small park with a skate park.

What the map does not show: Dignowity Park sits west of center, so the blocks by New Braunfels Avenue are nearer Fairchild.
