Understand Mint Hill before you commit to an address

Mint Hill is the least suburban-feeling of Mecklenburg's suburbs: twenty-five square miles of it, much still on septic and well, with a minimum lot size that has kept the density down and the character semi-rural. Eleven miles from uptown in a straight line, it is closer than Huntersville and feels twice as far out. What buying in Mint Hill actually involves

The appeal is space at a Mecklenburg address, and the 22.50-cent town rate is the second-lowest in the county. What the space costs is infrastructure: large parts of Mint Hill are not on public sewer, which means a septic field with a life, a perc test that governs what you can add, and a well that needs testing. None of that is a problem, and all of it is a cost a buyer coming from inside Route 4 has never had to price.

Mint Hill also straddles the Union County line, and the two halves are genuinely different purchases. A Union address is Union County Public Schools rather than Charlotte-Mecklenburg, a lower combined tax rate, and a different set of comparables. Buyers routinely discover this at closing rather than at the showing.

Municipal water and sewer do not reach every part of the town, and where they do not, the property is on well and septic with all that implies for maintenance, lot size and what can be built. Establishing which category an address falls into is the first practical question here.

The town has spent years planning a more conventional center around the crossroads, and the retail and medical development along Lawyers Road and Matthews-Mint Hill Road is where that is happening. It is worth knowing what is approved nearby, because a large-lot rural feel is precisely what changes when a corridor develops.

Moving to Mint Hill: check these before you commit

  • Septic and well, if applicable: the age and condition of the tank and field, the last perc test, and a current water test.
  • Which county (and therefore which school system) the address is in.
  • The eastern commute, which has no interstate and no rail. Everything funnels onto Idlewild, Lawyers or Albemarle Road.
  • Whether municipal water and sewer reach the address, which is not uniform across the town.
  • What is approved on the nearby commercial corridors, since the rural setting is what is at stake.

Part of Mint Hill lies in Union County, where the combined rate is 65.92 cents against Mecklenburg's 71.77 and the schools are Union County Public Schools rather than Charlotte-Mecklenburg's.
