Understand West Vancouver before you commit to an address

West Vancouver is the mountainside west of the Capilano River: Ambleside and Dundarave on the water, the British Properties above them, and Horseshoe Bay at the end where the ferries leave for the Sunshine Coast and Nanaimo. Its representative house is assessed at $3.51 million, the highest of any municipality in Canada, and it is the only place in this region where the average detached house is over the threshold for the province's additional school tax. Figures come from one provincial table measured the same way in all 20 municipalities here.

What buying in West Vancouver actually involves

West Vancouver demonstrates the single most misread fact about property tax in this region: it has the lowest residential rate of the twenty municipalities around Vancouver, 0.3238%, and by a wide margin the highest bill, $14,403 a year on the representative house. Both are the same fact. A municipal budget is divided across an assessment base, so the richer the base the lower the rate needed to fund it, which means the rate column ranks these municipalities almost exactly backwards, and only the dollar figure tells you what you will pay.

The additional school tax is the thing to model here and nowhere else in this region. The province charges 0.2% on the slice of residential value between $3 million and $4 million and 0.4% above that, on top of everything else, about $1,029 a year on the representative West Vancouver house. Budget 2026 raised those rates to 0.3% and 0.6% for the 2027 tax year, which takes the same house to roughly $1,543 without a dollar of appreciation. Neither figure is in the calculators below, which model the municipal and school levies on the schedule; add it yourself if the house you are looking at is over $3 million, and in this municipality it very often is.

The municipality has an unusually old population and an unusually thin market: turnover is low, listings sit longer than the regional average, and a small number of transactions set the index. That cuts both ways and it is worth knowing before reading anything into a year-over-year figure here.

Ambleside and Dundarave are walkable village centres with apartment stock and shops, and the British Properties above them are large lots on steep ground with covenants attached to many of the older subdivisions. Those are two different products, two different maintenance profiles and two different buyer pools under one tax rate.

Moving to West Vancouver: check these before you commit

  • Whether the assessed value is over $3 million, which triggers the additional school tax, and note the rate rises in 2027.
  • That West Vancouver runs its own transit system and no rapid transit reaches it, so the Lions Gate Bridge is the commute whatever else you are told.
  • Slope, drainage and the district's tree bylaw, all of which bite harder above the highway than below it.
  • Any covenant or building scheme registered on title, which on the older hillside subdivisions is common.
  • Whether the address is in a village centre or on the slope, since the two markets behave differently.
