Payment frequency

An accelerated schedule is the monthly payment split in two or four and paid every two weeks or every week: thirteen monthly payments a year instead of twelve, which is where the shorter amortization comes from.

The contract length, not the amortization. At the end of it you renew at whatever rates are then available.

Paying it down faster

Most lenders cap annual prepayments at 10–20% of the original principal, and charge a penalty above it. Check your own commitment before planning around a large lump sum.

Where the money goes, year by year

Early payments are almost all interest. The crossover (the year principal finally exceeds interest) is the real shape of an amortized loan, and it is much later than most people expect.

Florida taxes the loan, not just the deed

Most states charge one transfer tax and argue about who pays it. Florida charges three things and splits them. The documentary stamp tax on the deed, at 70 cents per $100, is the seller's by convention. The documentary stamp tax on the promissory note, at 0.35%, and the non-recurring intangible tax on the mortgage, at 0.2%, are the buyer's, and both are charged on the amount borrowed rather than on the price.

On this $427,735 house that is $1,882 at 20% down and $2,235 at 5% down. It is one of the few closing costs that gets larger the less you put down, and it is not in the payment above: it is cash at the table.

PMI is the number to watch, not the rate

Below 20% down the lender adds private mortgage insurance, which insures the lender rather than you. Federal law makes them terminate it automatically once the scheduled balance first reaches 78% of the purchase price, and you can ask for cancellation at 80% if you are current. The calculator above shows the exact month rather than averaging the premium across the loan, and the month moves when you add extra principal, because the trigger is the amortization schedule rather than what the house is worth.

The payment is the small half of a Florida housing cost

Principal and interest is what this calculator computes. What your lender will actually escrow on top of it, on the typical Winter Springs house, is about $521 a month in property tax at the 1.46% a homesteaded buyer pays, and roughly $310 a month in homeowners insurance. That insurance figure is the one that separates Florida from every other state on this site. It is about three-quarters again the Charlotte metro's, and it is an estimate rather than a quote.

Monthly compounding, and why the Canadian number would be wrong

An American fixed-rate mortgage compounds monthly: the periodic rate is the annual rate divided by twelve. Canadian mortgages compound twice a year, which makes the same nominal rate slightly cheaper. This site runs both conventions and no page borrows the other country's arithmetic.

What this cannot tell you

None of this includes a community development district assessment. A CDD is a special-purpose government that borrows to build a master-planned community's roads, drainage and amenities and repays the bonds through a non-ad-valorem line on your tax bill. Commonly $1,200 to $3,000 a year in the newer parts of Florida. It is in no millage, it is not in any figure here, and it is the first thing to check on a new-build address. It also cannot tell you what your insurer will quote, which in this state is the difference between a comfortable purchase and an uncomfortable one, or what the property appraiser will assess the house at in the January after you buy, which will be your purchase price rather than the seller's capped assessment.
