Doral is eighty-four thousand people west of Miami International, incorporated only in 2003 and grown ten percent since 2020. The fastest of these twenty-four. It is the county's industrial and logistics heart, with warehouses and corporate offices around the airport, the Trump National Doral resort, and a population that is overwhelmingly Venezuelan in origin. What buying in Doral actually involves

That industrial and office base is why Doral levies only 1.7166 mills. Even with the county Fire Rescue levy and 0.4810 of voted debt service the total is 17.2203 and a homesteaded buyer's effective rate is about 1.59%, the fourth-lowest here, roughly $8,700 a year on a typical home value of $545,000. This is the clearest case in the county of a municipality funded by what is inside its boundary rather than by its houses.

The city is new, dense and entirely car-dependent, with no rail and a road network that was not designed for the growth it has absorbed. Much of the housing is townhouse and mid-rise from the last twenty years, which is a good insurance profile (current wind codes, young roofs) and comes with association fees. Doral also sits over the Northwest Wellfield protection area, which constrains certain land uses.

The city sits next to Miami International's cargo operations and holds one of the largest concentrations of logistics and trade employment in the county. That is why the industrial assessment carries the levy, and it is also why truck movements on the arterials are constant rather than peak-hour, which matters for an address near one.

Almost everything residential here is inside an association, and much of it is townhouse or mid-rise built in the last twenty years. That means newer construction and better insurance profiles than most of this layer, and it also means the monthly fee and the reserve position are a larger share of the true carrying cost than the tax bill on this page.
