Needham is 33,000 people where Route 128 crosses the Charles southwest of Newton, a town meeting town with three commuter rail stops on a branch line that ends inside it and the New England Business Center along the highway. An owner pays 1.08% of the purchase price, and on a typical home value of $1.57 million that is about $17,000 a year, the second highest bill of these twenty-four after Lexington. Needham has a genuine commercial base and uses it, and it still lands near the top of this table because the exemption is the lever that separates the extremes and Needham does not have one.

Values rose 5.2% over the year to June 2026, the largest increase of these twenty-four by a comfortable margin, in a market where three municipalities fell and most of the rest moved by less than two percent. The Needham line is a branch that terminates in the town, which gives three stops to a town of 33,000 and a slow ride into Back Bay and South Station. The long-discussed conversion of the branch to a Green Line extension has been talked about for decades and is not funded, so the commuter rail schedule you can read today is the one to plan around.

The stock is largely postwar and later on substantial lots, with older colonials near the center, and the town has a working commercial park along 128 that includes several large employers. Needham has also been comparatively active on multifamily zoning near the stations, which along with the price movement makes the next decade of building here more open than the current streetscape suggests.
