Lake Wylie is not a town. It is a census-designated place in unincorporated York County (no mayor, no council and, crucially, no municipal millage) sixteen miles from uptown on the South Carolina side of the lake. The figures on this page describe the 29710 ZIP code rather than a municipal boundary, because there is no municipal boundary. That is the honest unit for an unincorporated place, and it is worth knowing that it also covers part of Clover; the typical home value of about $420,000 is a blend of lakefront property and inland subdivisions that are not comparable to each other.

The absence of a town is the trade. There is no municipal police force (York County's Sheriff covers it) no town planning department to argue with a developer, and no municipal services beyond what the county provides. What there is instead is Clover School District 2, the Lake Wylie Recreation District, and a tax bill about 40% lower than the equivalent house in Fort Mill.

Without a town there is no local land-use control, so what happens next to a property is decided at the county level and driven by whatever the market brings. That has produced rapid commercial development along the main road and subdivisions filling in behind it, at a pace the road network has not matched.

The lake is Duke Energy's, and the shoreline rules that govern docks, piers and vegetation are the utility's rather than a town's. Anyone buying waterfront should read what the existing dock is actually permitted for, since retroactive approval is slow and sometimes impossible.
