Live in Lake Daniel
A postwar neighborhood of small brick and frame houses and courtyard apartments across the street from Grimsley High, on the state's Study List for the National Register but in no historic district, so nothing beyond zoning governs what an owner changes.
Lake Daniel is the City of Greensboro's name for 85 acres north of Benjamin Parkway and east of North Josephine Boyd Street, where 585 residents lived in 380 housing units at the 2020 census. Garland Daniel platted Lake Daniel in 1926 around a small man-made lake, now a city reservoir, and a park along North Buffalo Creek, but most of the building waited for the end of the war: of the 257 properties the state's 2009 survey recorded in its wider Lake Daniel, 88% date from 1940 to 1970. Grimsley High School is 0.15 km from the reference point and UNC Greensboro's campus about 1 km south. The state placed a Lake Daniel Historic District on its Study List in 2009, but no National Register or City historic district on the City's layers covers any of it, and no sale price for the area is published.
Platted in 1926, built after the war, and listed nowhere
The line is one area of the City's estimated neighborhood map: a hosted layer the City published for its Neighborhood Traffic Management Program, on which Lake Daniel (object 13) is marked VERIFIED NO, clipped to the City limits, which take nothing from it. It is not an association's territory, a historic district or a plat. On the City's street centerlines it follows Benjamin Parkway along the south, North Josephine Boyd Street on the west and Seminole Drive on the east, with Pamlico, Twyckenham and Garland drives, Cardinal, Whilden and Desoto places and more of Seminole Drive inside. The state's 2009 survey drew its Lake Daniel wider, from Westover Terrace, now Josephine Boyd Street, east to Battleground Avenue and north to Wendover Avenue.
Lake Daniel here is a line the City of Greensboro draws: one area of its estimated neighborhood map, held on a layer the City published for its traffic-calming program and marked VERIFIED NO, clipped to the City limits, which take nothing from it. It is not an association's territory or a plat, and this guide claims nothing about where residents think Lake Daniel ends. The line runs along Benjamin Parkway on the south, North Josephine Boyd Street on the west and Seminole Drive on the east, and it held 585 residents in 380 housing units on 85 acres at the 2020 census. The state's 2009 survey drew a wider Lake Daniel, east to Battleground Avenue and north to Wendover Avenue; the City's line is its western part.
The plan came early and the houses late. Garland Daniel platted Lake Daniel in 1926 and sold it as "Close to the Heart of Nature and to Greensboro": winding roads, tennis courts, a park along North Buffalo Creek and a small man-made lake that now serves as a city reservoir, its valve house of about 1920 still standing on Benjamin Parkway. The brochure promised the "Million Dollar High School" that opened across Westover Terrace in 1929. But a few houses went up around 1930, and the rest waited for the end of the Second World War. Of the 257 properties the survey recorded, only 23 predate 1940 and 227, or 88%, date from 1940 to 1970: one-story Minimal Traditional houses in brick or weatherboard, then brick Ranches.
Apartments are part of the original pattern. The survey calls the density of multi-unit building unique among Greensboro's mid-century neighborhoods: the Whilden Place condominiums of 1949 at the north end of Pamlico Drive, then duplexes and two-story apartment buildings along Whilden Place. The blocks average only 1.54 residents a housing unit. In June 2009 the state put a Lake Daniel Historic District on its Study List, but a Study List entry is not a listing, and no National Register or City historic district on the City's layers covers any of the line. An owner needs no certificate of appropriateness to change a house, and neither does a neighbor; zoning was not read.
Grimsley is the neighbor. Grimsley High School, about 1,929 students in 2023-24, is 0.15 km from the reference point across Josephine Boyd Street, named since 2019 for the student who desegregated the school in 1957. UNC Greensboro's campus is about 1 km south, but census tract 105, which holds all of Lake Daniel, counted only 4.9% of its residents aged three and over in college in the 2020 to 2024 survey, 101 of 2,049 with margins of 34 and 45. Route 8 stops 0.13 km away every 30 minutes at weekday midday.
What a house costs is not published. Zillow's typical value for ZIP 27408, which holds all of Lake Daniel, was $346,268 in August 2026, up 0.8%: a ZIP-wide figure, not this guide's. Every parcel pays Guilford County's 78.95 cents and the City's 79.85 cents per $100, 158.80 in all for fiscal 2027, on the 2022 revaluation's values because Senate Bill 889 put the 2026 values off to the 2027 bills. A house assessed at $250,000 owes about $3,970. Your first bill follows the seller's assessment and the next revaluation will change it; North Carolina has no homestead exemption for an ordinary buyer. Stormwater and solid waste come on the City's water bill, read here only secondhand. On the City's flood layer 2.2% of the area is in the special flood hazard area, with 24 residents on blocks there; the reference point is in zone X on panels effective 10 June 2026.

How Lake Daniel got here
- 1891Maps show a handful of large estates spreading northwest from Guilford and Mendenhall streets toward Westover Terrace, and the area's first plat, The Highlands. Early attempts to develop it largely fail.
- 1920About this year a small stuccoed valve house with arches and rope columns is built for the Lake Daniel Reservoir at 520 Benjamin Parkway. The 2009 survey calls it the only non-residential building in its Lake Daniel.
- 1923Westerwood, West Market Terrace and the land that becomes Lake Daniel are taken into the city limits. All 585 residents of 2020 live on land annexed that year.
- 1926Garland Daniel plats Lake Daniel, at first also called Lake Daniel Park. A brochure sells it as "Close to the Heart of Nature and to Greensboro", with winding roads, tennis courts, a small man-made lake and a park along North Buffalo Creek.
- 1929Greensboro High School, the "Million Dollar High School" of the brochure, opens on Westover Terrace across from the neighborhood.
- 1930The first notable houses go up: a Colonial Revival house on Garland Drive and a flagstone Tudor Revival cottage on Seminole Drive in 1930, and a Tudor Revival house on Twyckenham Drive in 1931. Most of the area stays unbuilt until after the Second World War.
- 1949The Whilden Place condominiums, one-story brick buildings with gable dormers, are built at the north end of Pamlico Drive; duplexes and two-story apartment buildings follow along Whilden Place.
- 1957Josephine Boyd enters the all-white Greensboro High School, the first Black student to desegregate it. The school is renamed Grimsley High School in 1962 and listed on the National Register in 2005.
- 2009A state survey records 257 properties in Lake Daniel, 227 of them built from 1940 to 1970, and in June the Lake Daniel Historic District is placed on the State Study List under the architecture criterion. No listing has followed on the City's layers.
- 2018The City Council votes to rename Aycock Street and part of Westover Terrace for Josephine Boyd, from 2 January. The street is now the western edge of the City's Lake Daniel line.
- 2026New flood maps take effect on 10 June. In July the City's traffic-calming account publishes the neighborhood layer whose Lake Daniel polygon this guide uses, marked VERIFIED NO.

The lake is a reservoir, and the park is across the parkway
The name's lake is the small man-made reservoir in Lake Daniel Reservoir Park at 520 Benjamin Parkway; about 40% of the park's mapped outline is inside the City's line. Lake Daniel Park itself, about 80 acres along North Buffalo Creek, lies just south of the line across Benjamin Parkway, 0.2 km from the reference point, with a playground, three tennis courts, a basketball court and a stretch of the greenway.

What the map does not show: the creek that makes Lake Daniel Park is the same one that puts part of this area in the special flood hazard area.

The high school is across the street
Guilford County Schools assigns by the attendance zone of the parent's home. On its 2026-27 layers the point is zoned for Lindley Elementary, which is meeting at Murphey Elementary on Ontario Street, Kiser Middle on Campus Drive, 0.7 km north, and Grimsley High, and so are all 585 residents of 2020. Lindley and Kiser earned C on the state's report cards in 2024-25 and 2023-24, Grimsley B; no school-level 2025-26 file was found.
