A lakeside subdivision of the 1970s at the south end of Eagle Mountain Lake, taken into the city in 2000, where the property owners association is voluntary at $100 a year but its deed restrictions bind every lot, the schools are Eagle Mountain-Saginaw ISD's, and the typical value in ZIP code 76179 was $317,745 in August 2026.

Four developers formed Lake Country Estates Inc. in 1971 on land by Eagle Mountain Lake, the Trinity's West Fork reservoir finished in 1932, and sold it as resort living with golf, tennis, fishing and horseback riding, each house planned on its own lot. The mandatory owners association they chartered that year lost its charter in 1983; the owners' own group, chartered in 1984, is voluntary, yet every lot still carries the deed restrictions it enforces, and the City of Fort Worth annexed the area for full purposes by an ordinance dated 4 January 2000. This guide takes the area that association filed with the City as its boundary, 867 acres where the 2020 census counted 4,155 residents, owners in 77% of the occupied homes and only 22% of residents under 18. Zillow put the typical home in ZIP code 76179, which holds all of them and about 64,000 more people, at $317,745 in August 2026, down 2.5% on the year.

01: The Community

Resort lots of the 1970s by the lake, held together by deed restrictions rather than dues

The area the Lake Country Property Owners Association filed on the City of Fort Worth's Neighborhood Organizations layer (OBJECTID 44133, type POA, stamped 23 May 2023), about 867 acres. The City's layer carries organizations' own filings and says registration is voluntary; the association describes itself as the dedicator to Lake Country Estates and Lake Country Secret Harbour. Traced against the Census Bureau's street file, Boat Club Road forms the eastern and northern edges, from about Villa Lago Drive north past Lake Country Drive and then west; from there the line follows the backs of lots along Westwood Shores Drive, Random Road, Crosswind Drive and Woodharbor Drive to the coves of Eagle Mountain Lake's southeastern shore, and its southwestern edge comes within a few meters of the West Fork below the Eagle Mountain Dam. All of it is in Tarrant County, Eagle Mountain-Saginaw ISD, ZIP code 76179 and the City's full-purpose limits, outside Loop 820. The reference point is the population-weighted center of the 32 census blocks inside the line, near Lake Country Elementary.

The City annexed it for full purposes in January 2000. This guide takes the area the Lake Country Property Owners Association filed with the City, 867 acres between Boat Club Road and the lake's southeastern coves, where the 2020 census counted 4,155 residents, up from about 2,950 on roughly the same blocks in 2010. Owners lived in 77% of the occupied homes and only 22% of residents were under 18.

Membership is voluntary; the deed restrictions are not. The developers' mandatory association lost its charter in 1983, and the owners' association chartered in 1984 asks $100 a year of those who choose to join. But it is also the dedicator of Lake Country Estates and Secret Harbour, and the deed restrictions it enforces run with the land: every owner must submit plans to its architectural review before any construction, member or not, and it takes violations through the courts. Members get the greenbelts, courts, the Waterfront Park and, for a further fee, the gated ramp the association calls the longest on the lake. Residents count five or six homeowners associations in Lake Country, whose dues this guide could not find. The brochure's golf course is not among the association's amenities today, and what became of it is unconfirmed.

The houses are the age of the subdivision. On the appraisal district's 2026 roll the original Lake Country Estates Addition holds 1,064 houses with a median year built of 1978; 602 predate 1980 and 370 have a pool. The inspection and the roof's age matter more here than in the newer subdivisions around it. The roll's median 2026 value for those houses was $371,193, above the $317,745 Zillow put on a typical home in ZIP code 76179, a far larger area, in August 2026, down 2.5% on the year.

The school district, and the bill, are Eagle Mountain-Saginaw's. EMS ISD levied 1.2457 per $100 for 2025, against 1.0291 in Fort Worth ISD and 1.0852 in Keller ISD, so the six units on an address here add to 2.40568 per $100, with no improvement or utility district on top. On the ZIP figure a homestead owes about $5,245 a year and a landlord $7,644, against a city median sale of $327,000; the method is on the Fort Worth page. Lake Country Elementary, inside the line, was rated C (73) for 2026; Wayside Middle C (79) and Boswell High B (86).

The lake is next door; everything else is a drive. The nearest bus stop is 8 km away in a straight line, the nearest large grocery about 5 km by road. FEMA puts 4.0% of the area in its 1% annual chance flood zone and 6.6% in its 0.2% zone, where 33 residents lived in 2020; Dosier Creek and Little Dosier Creek cross it. The City's gas well layer shows no well inside the line, but a producing well about 0.9 km from the reference point. There is no historic district or zoning overlay: the deed restrictions are the design rules.

  • Have the roof and foundation inspected: most houses in the original addition predate 1980

How Lake Country got here

  • 1932On 24 October the dam that forms Eagle Mountain Lake on the West Fork of the Trinity is completed; the reservoir begins filling on 28 February 1934.
  • 1971Four developers form Lake Country Estates Inc., and the mandatory Lake Country Estates Owners Association receives its state charter on 31 August.
  • 1976Owners start their own association without the developers, 'as best we can determine', the association writes; George Ireland is its first president.
  • 1983On 21 February the developers' mandatory association forfeits its charter.
  • 1984On 21 May the Lake Country Property Owners Association receives its state charter, a voluntary body that is also the dedicator of Lake Country Estates and Secret Harbour.
  • 2000The City annexes a 1,673-acre tract for full purposes by Ordinance 14047 (case AX-99-007), dated 4 January on its annexation layer, which covers 99% of the association's area.
  • 2010The census counts 2,950 residents on the blocks inside today's line, though block lines changed by 2020, so the match is approximate.
  • 2011On 24 May an EF0 tornado forms over Eagle Mountain Lake, downing trees west of Boat Club Road and damaging mobile homes.
  • 2020The census counts 4,155 residents and 1,689 homes inside the line; owners live in 1,245 of the 1,618 occupied homes.
  • 2025On 15 December the Eagle Mountain-Saginaw ISD board changes the Wayside, Highland and Prairie Vista middle school zones for 2026-27.

02: The lake, the refuge and the greenbelts

No City park inside the line, and a 3,560-acre refuge down the road

The open space inside Lake Country is the association's: 15 acres of greenbelts, courts and the Waterfront Park on the lake, for members. The nearest City park is Eagle Mountain Ranch, about 5 acres just south of the line. The Fort Worth Nature Center & Refuge, about 7 km by road, is the City's refuge of about 3,560 acres, with bison and trails, $6 for adults; the water district's Eagle Mountain Park on the lake has 400 acres and more than 5 miles of trails.
