North Austin, Crestview to Avery Ranch
The flatter ground north of Central Austin, from the ranch-house streets of Crestview and Allandale to the towers around the Domain and Avery Ranch across the Williamson County line.

Allandale and Crestview are the first ring of that, ranch houses of the 1950s and 1960s on lots large enough to have become valuable in their own right, with the Red Line commuter train stopping at Crestview station. North Burnet is the old industrial and office land around the Domain, rebuilt as a second center of towers, shops and offices, and Avery Ranch, at the far north, is a golf course community across the line in Williamson County. 4 guides are listed below.
The county line and the school district lines are the first things to check up here. Avery Ranch is inside the City of Austin but in Williamson County, so its tax bill carries Williamson County's rate rather than Travis County's, and its reference point is in Leander ISD rather than Austin ISD; the property tax arithmetic on this site's calculators, which is built on a Travis County and Austin ISD address, does not apply to it as it stands. Closer in, the question is the lot. The City's HOME amendments of December 2023 and May 2024 let up to three homes be built on most single-family lots and cut the minimum lot size, and in the ranch-house neighborhoods that has made the land, rather than the house on it, much of what a buyer is paying for.
