Live in Los Robles
A 1926 subdivision of 33 acres in the fork of Thomasville and North Meridian Roads, listed whole on the National Register in 2014, where the oaks, the gate and the 1930s houses are protected by a listing that is not, on its own, a local design review.
Los Robles was platted in 1926 on a 37-acre farm north of downtown, entered through a gate George Kerr Armes designed the same year, and named, as the County's history office puts it, for the oaks. The association's line and the Los Robles Historic District, listed on the National Register on 12 November 2014 with 70 contributing houses and one City park, follow the same three edges, so on this page the neighborhood and the historic district are nearly the same ground. The County's parcel file puts the median single-family house here at 1937 and the median lot at 0.22 acres, and 376 people lived in its 203 homes in 2020. What the listing does not do on the County's own map is put the houses under the Architectural Review Board: the Historic Preservation Overlay layer covers three small features by the gate and one lot, about 1% of the line.
Listed whole on the National Register, and barely touched by the County's review overlay
The area the Los Robles Neighborhood Association serves, as the Tallahassee-Leon County GIS office's Open Neighborhoods layer maps it (OBJECTID 180, an active neighborhood association; data last edited 2 September 2026), 33 acres, all of it inside the City limits: a line the association filed, not one the City drew. It is a triangle. Thomasville Road runs along its eastern side and North Meridian Road along its western side, the two meeting at the gate at its southern point, and the northern edge follows the rear lot lines of the houses facing Desoto Street, which is also how the National Register describes the historic district. Fernando and Cristobal Drives run through it, and Lake Ella is about half a kilometer to the west.

The farmhouse was moved and still stands, George Kerr Armes designed the arched gate at the point of the fork that year, and the streets took Spanish names: Fernando, Cristobal, Isabel. Here Los Robles is the area the Los Robles Neighborhood Association serves, as the County's GIS office maps it: 33 acres, a line the association filed rather than one the City drew, all inside the City limits, with 376 residents in 203 homes in 2020.
The association's line and the historic district are nearly the same ground. The Los Robles Historic District was listed on the National Register on 12 November 2014: 70 contributing houses and one City park, bounded by the two roads and the rear lot lines of the houses facing Desoto Street, where the association's line also runs. The gate has been listed on its own since 1989. The sources differ at the edges: a State advisory of 2016 dates the listing to 2015, Wikipedia speaks of about 100 homes, and the County's parcel file holds 73 single-family parcels and 10 small multi-family ones.
What the listing does not do, on the County's map, is put the houses under design review. Leon County's Architectural Review Board reviews exterior changes to properties zoned with the Historic Preservation Overlay. The County's layer draws that overlay over three small features here, two at the gate and one lot, about 1% of the line, and over no block where people live. Its page does not say a Register listing alone brings a house before the board, and this guide found no rule that does, so settle the parcel's zoning with the Planning Department before buying a house to enlarge. North Meridian Road, the western edge, is a County canopy road; its 100-foot zone, drawn for planning purposes, covers 8.7% of the line. What the canopy rules permit was not read.
The houses are the 1930s. The parcel file puts the median single-family house at 1937, 44 of 73 at 1941 or earlier, on a median lot of 0.22 acres. No price index follows the line; Zillow's $239,971 for ZIP code 32303 in August 2026 covers 48,644 people and condominiums. A City address paid 19.2060 mills for 2025 across nine levies, $1,920.60 a year on each $100,000 of taxable value. Homestead takes $25,000 off every levy and a second $25,000 off all but the schools', about $826 a year. Save Our Homes caps a homestead's assessment at 3% a year and resets on sale, so the seller's bill understates yours; portability can carry over a previous Florida homestead's difference. Stormwater ($11.00 a month), garbage ($28.19) and a fire services fee come on the City's utility bill, beside the City's own electricity, water, sewer and gas. The fire fee's amount was not read, and residents sued over it on 17 November 2025.
The position is the point. Lake Ella and the Whole Foods on Thomasville Road are each about half a kilometer away, and Tallahassee Memorial 1.4 km. The bus is thinner: the stop at the line's edge is StarMetro's peak-only Killearn route, and the nearest all-day route, San Luis, is hourly at midday from 0.6 km away, at $1.25 a ride. Flood is not the question; the County's FEMA layer puts none of the line in a flood hazard area. Wind is: Hermine in 2016 cut power to about 65% of the City's electric customers on the National Hurricane Center's count and about 80% on the National Weather Service's. No source read maps how any street here fared.

How Los Robles got here
- 1926Los Robles is platted on the site of a 37-acre farm between two main roads north of downtown; the farm's nineteenth century farmhouse is moved and still stands in the neighborhood. George Kerr Armes designs the gate at the junction of Thomasville and Meridian Roads the same year.

Los Robles Park is the common, and Lake Ella is the walk
The open space inside the line is Los Robles Park on Isabel Court, 1.7 acres with picnic areas on the County's parks layer, and the one City-owned park the Register listing counts as part of the district. The Woman's Club building fronts the central park. For a longer walk, Lake Ella and Fred O. Drake Jr. Park, 18.5 acres with a trail around the water, a covered shelter and restrooms, is across North Meridian Road to the west.
What the map does not show: there is no playground or ball field inside the line. The nearest is Ninth and Terrace Park on East 9th Avenue, 1.9 acres with a playground, a basketball court and a youth ball field, on the far side of Thomasville Road.

Every gym within reach
There is no gym or pool inside the line. The nearest City community center, at Lafayette Park on Ingleside Avenue, has a gymnasium and courts about a kilometer south. The City pools at Levy Park and the Trousdell Aquatics Center are each within about 2 km.

One zone for every resident, three schools graded B
Leon County Schools assigns a school by home address. On the district's 2026-27 zone layers the guide's point, and all 376 residents of 2020, are zoned for Sullivan Elementary on Miccosukee Road, Raa Middle on West Tharpe Street and Leon High on East Tennessee Street. The Florida Department of Education graded all three B for 2026, 2025 and 2024. Raa is also a magnet middle school, so part of its enrollment applies in.
