Live in Killearn Estates

The city's largest guide is one homes association's 1960s suburb, with private lakes, members' parks and a golf club inside it, and a bus that runs only at the weekday peaks.

Killearn Estates began in 1964, when J.T. Williams and his partners bought 3,800 acres of the Velda Dairy farm north of town, and the whole of the association's present area came into the city in one annexation in 1982. At the 2020 census its mapped area held 7,179 residents in 2,867 homes, around Lakes Kinsale, Killarney and Kanturk and the Killearn Club's golf course. The lakes are private and shallow: the City's monitoring reports put them at 15, 80 and 77 acres, none deeper than 8 feet, and in the dry year of 2025 Lake Kanturk held too little water to sample after the first two visits. What is not known is a sale price for the subdivision: no public source read publishes one, and Zillow's figure covers the whole of ZIP code 32309.

01: The Community

A dairy farm turned planned suburb, still run by its homes association

The Killearn Homes Association's area as Tallahassee-Leon County GIS maps it on its layer of homeowner and neighborhood associations: an area the association filed, not a line the City drew, clipped to the City limits, which take in all 1,880 acres of it. Centerville Road forms about 2.8 km of the eastern edge, the northern tip reaches Kerry Forest Parkway, the southwest corner comes within about 150 meters of Thomasville Road, and the southern edge stops about 700 meters short of Interstate 10. In between the line follows lot lines more than streets, running along stretches of Killarney Way, Shannon Lakes Drive, Edenderry Drive and the four sides of the Shamrock Street loop. The Killearn Fairways Townhomes association's area overlaps it, with 179 residents in 2020.

Killearn Estates began on a dairy farm. In 1964 J.T. Williams, with Mallory Horne and Bill Cartee, bought 3,800 acres of the Velda Dairy north of town, and the association that runs the subdivision says it was the city's first planned community with its utilities underground. The golf course came with the plan: the Tallahassee Open was played at Killearn Country Club from 1969 to 1989 on the PGA Tour. The City annexed all of this guide's area in one piece in 1982. In the census tract holding most of its residents, a larger area, the median home was built in 1979, give or take two years.

This guide is the association's map, not a neighborhood the City drew. The line is the Killearn Homes Association's area on the Tallahassee-Leon County GIS layer of associations, clipped to the City limits, which hold all 1,880 acres. Centerville Road, a County canopy road, runs along the east. The 2020 census counted 7,179 residents in 2,867 homes inside it, 2.5 to a home. The association's site says some 12,000 residents and more than 4,000 acres, which seems to reach past the mapped area; the difference was not worked out here. Killearn Lakes Plantation, farther north, is a different subdivision outside the city line.

The lakes and the parks are private. Lakes Kinsale, Killarney and Kanturk run in a chain through the middle, 15, 80 and 77 acres on the City's 2026 monitoring reports, none open to the public and none deeper than 8 feet. In the dry year of 2025, 45.4 inches of rain against a 58.8-inch average, Lake Kanturk held too little water to sample after two visits. The City rates the plant life of all three poor, and the state carries a nutrient restoration plan for each. The association runs ten parks for residents and their guests, an architectural control committee and a tree removal application. Its dues were not read.

Flood here is rain, and it sits around the water. On the County's copy of FEMA's 2009 maps, 573 residents of 2020 lived on blocks whose internal point is in the special flood hazard area, 515 in zone AE and 58 in zone A; the reference point is in zone X. A block is not a house, so read FEMA's map at the address. The City is in Class 5 of FEMA's Community Rating System, 25% off flood insurance in the hazard area. Hermine in 2016 cut power to about 65% of City electric customers on the National Hurricane Center's count and about 80% on the National Weather Service's; how any street here fared was not mapped.

Every trip is a drive. The nearest bus stop, 2.2 km from the reference point, is on StarMetro's Killearn route, which runs at the weekday peaks only; the all-day Red Hills route stops 3.4 km away at Village Square, about hourly, for $1.25. A City address paid 19.2060 mills for 2025. On the metro's June 2026 single-family median of $364,950, a homesteaded owner's bill is about $6,183, and about $7,009 without a homestead. Stormwater ($11.00 a month) and garbage ($28.19) come on the City utility bill with a fire services fee whose amount this site could not read, and which residents sued over in November 2025. Zillow's typical value for ZIP code 32309, condominiums included, was $400,007 in August 2026: a model of the ZIP, not a price for this guide.

Worth knowing before you commit
Check the association, the zone and the flood map
Each one changes at the address, not at the guide's line

  • Ask the Killearn Homes Association for its dues, its covenants and its architectural and tree rules before you plan work
  • Run the address through Leon County Schools' zone lookup: the line holds four elementary zones and two high school zones
  • Read FEMA's flood map at the house: 573 residents lived on blocks in flood zones in 2020, mostly around the lakes
  • Ask the Property Appraiser for the assessment at your price: Save Our Homes resets on sale, so the seller's bill understates yours
  • File for homestead by 1 March: it takes $25,000 off every levy and up to $25,000 more off the levies other than schools
  • Plan on a car: the Killearn bus runs only at the weekday peaks

How Killearn Estates got here

  • 1964J.T. Williams, with his partners Mallory Horne and Bill Cartee, buys 3,800 acres of the Velda Dairy Farm and starts what becomes Killearn Estates, Killearn Acres and, later, Killearn Lakes. The association calls it the first planned community in Tallahassee with underground utilities.
  • 1967The Killearn Estates Swim Club on Killarney Way dates from this year on the association's account, which calls it a landmark since 1967, run on memberships separate from the association's.
  • 1969The Tallahassee Open Invitational is founded at Killearn Country Club. It stays on the PGA Tour until 1989, when it is the Centel Classic with a $750,000 purse, and the club hosts an LPGA Tour event of the same name from 1990 to 1992.
  • 1982The City annexes the whole of the association's present area in one piece, on the City's annexation history layer.
  • 2016Hurricane Hermine crosses the Big Bend on 2 September. The National Hurricane Center counts about 65% of the City's electric customers without power, and the National Weather Service about 80%.
  • 2017The City's lakes monitoring program begins collecting water quality data on Lake Kinsale to understand how the Killearn Chain of Lakes works.
  • 2022Killearn Country Club closes on 6 September for a rebuild. Its owner, David Cummings, renames it the Killearn Club in 2023; the club is private.
  • 2025An extremely dry year: 45.4 inches of rain at the airport against a 58.8-inch average. Lake Kanturk is sampled only twice, at the start of the year, because it held little or no water.
  • 2026The City's annual reports rate Lake Killarney's water quality healthy and its biological health poor, and Lakes Kinsale and Kanturk marginal and poor; all three carry a state restoration plan for chlorophyll, nitrogen and phosphorus.

02: Members' parks, public parks nearby

The parks inside belong to the association, and the public ones are a drive

Inside the line the open space is the association's: ten parks, among them Killarney Way Park, with a covered picnic pavilion, and Shannon Lakes North, where residents with the gate code can put a small boat into Lake Killarney by hand. All are for residents and their guests only. The nearest public park is the City's A. J. Henry Park, 74.6 acres just south of the line with trails and a playground, and Maclay Gardens State Park is about 4 km west.

Four elementary zones under one name

Leon County Schools assigns schools by home address. On its 2026-27 layers the reference point is zoned for Gilchrist Elementary, Montford Middle and Lincoln High, but the line is split: of the 7,179 residents of 2020, 2,404 are in Gilchrist's elementary zone, 1,986 in Roberts', 1,505 in DeSoto Trail's and 1,284 in Moore's, and 1,505 are zoned for Lawton Chiles High. All are zoned for Montford. The state graded Gilchrist, Roberts, Montford and Chiles A in 2026, 2025 and 2024, and Lincoln B in 2026 after two years of C.
