Live in Crescent Lake
A City park with a lake, a dog park and the Yankees' old spring training field, ringed by 173 acres of houses on ground FEMA maps outside every flood zone and Hurricane Helene left dry.
Crescent Lake is the area the Crescent Lake Neighborhood Association serves on the City of St. Petersburg's map, 173 acres north of downtown where the 2020 census counted 1,268 residents in 731 housing units. Its middle is Crescent Lake Park, and inside the park is Huggins-Stengel Field, built in 1925 as Crescent Lake Field, where the New York Yankees held spring training until 1961 and the Mets until 1987; the City has made the field and the park's water tower local landmarks, and the field joined the National Register in 2019. The City's damage assessments recorded no parcel here after Hurricane Helene in September 2024 and six after Milton, none with water inside, and FEMA's 2021 map puts all of the area in its minimal hazard zone. No index follows these streets: Zillow's figure for ZIP code 33704, which holds 918 of the residents, was $735,185 in August 2026, but that ZIP also takes in Snell Isle and the Old Northeast.
A City park with a lake and a ballfield in the middle, and houses around three sides of it
The area the Crescent Lake Neighborhood Association (association number 17) serves, as the City of St. Petersburg's Neighborhood Associations map draws it, last edited 28 September 2026: an area the association filed and the City maps, not a line the City drew itself, and wholly inside the current city limits. Traced against the street grid, it runs along 22nd Avenue North on the north, 4th Street North on the east, 13th Avenue North on the south (stepping half a block lower at its western end) and Dr. Martin Luther King Jr. Street North, the old 9th Street, on the west, across which Euclid-St. Paul begins. The Crescent Heights association's area is north across 22nd Avenue and the Old Northeast east across 4th Street. 241 of the residents are also inside the much larger area the Downtown Residents Civic Association drew, and 99 are inside the Round Lake National Register district; none is in a City local historic district. All of it is in Pinellas County, Pinellas County Schools and City Council District 4.
Crescent Lake is an association's map, not a line the City drew. It is the 173 acres the Crescent Lake Neighborhood Association serves on the City of St. Petersburg's map: 22nd Avenue North down to 13th Avenue North, and 4th Street North across to Dr. Martin Luther King Jr. Street North, where Euclid-St. Paul begins. The 2020 census counted 1,268 residents in 731 housing units on its 35 blocks. Distances here are measured from the population-weighted center of those blocks, because the point OpenStreetMap labels Crescent Lake falls north of 22nd Avenue, in Crescent Heights.
The middle of it is a park. Crescent Lake Park holds the lake, a dog park, pickleball courts, a playground and trails, open until 11 at night. In its south end is Huggins-Stengel Field, built in 1925 as Crescent Lake Field, where the Yankees trained under Miller Huggins and came back after the war until 1961. The Mets used it from 1962 to 1987 and the Orioles, the last major league club, until 1995. The City made the field a local landmark in 2018 and the park's water tower one in 2008, and the field joined the National Register in 2019.
No house here is under the City's design review. Both landmarks stand at the park's address, and none of the City's local historic districts reaches these blocks. 99 residents are inside the Round Lake National Register district, and a National Register listing by itself adds no City review. That cuts both ways: a buyer can change a porch under an ordinary permit, and so can the neighbor.
The storms of 2024 passed it by. Hurricane Helene put record surge into Tampa Bay on 26 September 2024, and the City assessed 13,494 parcels afterward. It recorded none here, and after Milton six, none with water inside. The reference point is at 31.5 feet, FEMA's 2021 map puts the whole area in zone X, its minimal hazard zone, and the parcel at the point is in no evacuation level. The City's rule that repairs costing 49% of a building's value force it up to current flood standards applies in FEMA's 1% zone, so it reaches no building here on today's map. Minimal is not none: a homeowners policy does not cover rising water, and from 1 January 2027 every Citizens homeowners policy with wind cover must carry flood as well, whatever the zone.
No price index follows these streets. Zillow's typical value for ZIP code 33704, which holds 918 of the residents, was $735,185 in August 2026, but that ZIP also holds Snell Isle and the Old Northeast's bayfront. The site's city figure is $355,759, for June 2026. Every City address pays the same 19.9197 mills for 2025: a homestead at the 33704 figure owes about $13,806 a year on the base exemption amounts, a landlord about $14,645, and a homestead at the city figure about $6,248. The stormwater fee adds $12.67 to $59.08 a month. Save Our Homes caps a homestead's assessed value at 3% a year and resets on a sale, so the seller's bill understates yours. The arithmetic is on the St. Petersburg page.

- Estimate the tax at your purchase price with the Pinellas County Property Appraiser, then file for the homestead exemption by 1 March of the year after you buy
- Run the address on FEMA's map and Pinellas County's Know Your Zone; zone X is minimal hazard, not none
- If the insurer is Citizens, budget for a flood policy: from 1 January 2027 every Citizens homeowners policy with wind cover needs one
- Run the address in Pinellas County Schools' School Zone Locator, which also shows any 2027-28 change
How Crescent Lake got here
- 1925Crescent Lake Field is built in Crescent Lake Park, and the New York Yankees under Miller Huggins begin spring training there.
- 1931The field is renamed Miller Huggins Field after the manager's death.
- 1946The Yankees return after the wartime break and train here until 1961, though their spring home games move to Al Lang Stadium downtown from 1947.
- 1962The New York Mets take over the field, which is renamed Huggins-Stengel Field in 1963; they train here until 1987.
- 1992The Baltimore Orioles arrive, the last major league club to train here, staying until 1995. High school and college teams still play on the field.
- 2008In December the City designates the Crescent Lake Water Tower, at the park's address, a local landmark.
- 2018In October the City designates Huggins-Stengel Field a local landmark.
- 2019Huggins-Stengel Field is listed on the National Register of Historic Places on 27 August.
- 2020The census counts 1,268 residents and 731 housing units on the 35 blocks inside the association's area.
- 2024Helene's record surge on 26 September reaches no parcel here on the City's assessments; Milton, which came ashore near Siesta Key on the night of 9 October, leaves six assessment points, none with water inside.
- 2026PSTA's schedule of 4 October adds Route 727, downtown to Tampa International Airport, with a stop on 5th Avenue North about 1.2 km south of the reference point.

A park open until 11 at night, with a ballfield older than most of the houses
Crescent Lake Park, at 1320 5th Street North, is the area's center rather than its edge. Huggins-Stengel Field in its south end trained three major league clubs between 1925 and 1995, and the lake is part of its outfield's geography. Sunken Gardens is just across 4th Street.
What the map does not show: the park's tennis courts were closed on the City's park page in October 2026, with no reopening date. The field's old clubhouses are offices for TASCO, a recreation program, and high school and college teams still play there.
