Live in Westland
The commercial edge of the old city along the Palmetto Expressway, where Westland Mall, two hospitals, a college campus and a high school share 910 acres with 17,749 residents, three in ten of them in FEMA's shallow-flooding zone AH, and where every school zone is split.
Westland is the name Westland Mall, Westland Hialeah Senior High and several County plats give the corner of the Palmetto Expressway and W 49th Street, and this guide takes it for two whole districts of the City of Hialeah's 2050 Master Plan, which draws and numbers them but names neither. The 2020 census counted 17,749 residents in 7,067 homes on its 910 acres, and a third of the parcel acreage is designated commercial: the mall, open since 1969, Larkin Community Hospital's Palm Springs Campus, Southern Winds Hospital and Miami Dade College's Hialeah Campus are all inside, and OpenStreetMap carries the names of five mobile home and trailer parks along W 29th Street. On the City's flood layer 5,344 residents, 30%, lived in FEMA's zone AH in 2020, and 3,430 in the County's storm surge Zone D. The mall's Sears, empty since February 2020, was bought in 2023 by Codina Partners, which plans homes and shops on the site; Zillow's figure for ZIP 33012, which holds nearly every resident, was $384,711 in August 2026, down 0.8% on the year.
Hialeah's commercial edge on the Palmetto, with homes, trailer parks and a mall in transition
North of Okeechobee Districts 1 and 3 of the City of Hialeah's 2050 Master Plan, the column of the plan's North of Okeechobee area along the Palmetto Expressway, split between them at W 44th Place, redrawn here on the City's street centerlines and clipped to the City Boundary layer: 910 acres. W 53rd Street is the northern edge, with the Westhaven Heights guide across it; W 12th Avenue is the eastern edge, with the plan's District 2 and the Mango Hill guide across it; W 29th Street and Okeechobee Road, with the Miami Canal beside it, are the southern edge, with the Town of Medley across the road; and the Palmetto Expressway (State Road 826) is the western edge, with the City of Hialeah Gardens beyond it. The plan draws the line; the name is the one the mall, the school and the plats give the corner, and nothing here says where residents think Westland ends. Several plats named for Westland (Westland Plaza, Westland Shopping Plaza, Two Twins of Westland) are north of W 53rd Street, in Westhaven Heights. Nearly all of it is in ZIP code 33012, Miami-Dade County and Miami-Dade County Public Schools.
Westland is the corner's name, and this guide borrows it. Hialeah keeps no map of neighborhoods. Its 2050 Master Plan divides the city into numbered districts and names none of them, and this guide is two of them, North of Okeechobee Districts 1 and 3: 910 acres between the Palmetto Expressway and W 12th Avenue, from W 53rd Street down to W 29th Street and Okeechobee Road, with Hialeah Gardens across the expressway and Medley across the road and the Miami Canal. Westland Mall, Westland Hialeah Senior High and several County plats carry the name here, though four Westland plats are north of W 53rd Street, in Westhaven Heights. Nothing here claims to know where residents think Westland ends.
A third of the land is commerce. On the City's zoning layer 247 of 741 parcel acres are designated commercial and 137, or 18.5%, industrial, which counts acres of parcels, not buildings or jobs. Westland Mall opened in 1969; Larkin Community Hospital's Palm Springs Campus, 247 beds, opened in 1965 as Palm Springs General; Southern Winds Hospital and Miami Dade College's Hialeah Campus are inside too. The 2020 census counted 17,749 residents in 7,067 homes, and OpenStreetMap carries the names of five mobile home and trailer parks along W 29th Street; whether each still operates was not checked. The mall's Sears closed in February 2020, and in 2023 Codina Partners bought the 15-acre site and joined the mall's owner in planning a project with rental homes; no City approval was read for this guide, so its size and timing are not stated here.
Three in ten residents live in a mapped flood zone. On the City's flood layer 5,344 of 17,749 were in zone AH in 2020, FEMA's designation for shallow ponding, against 40% citywide; by area it is 42.4%, lakes included. The reference point is zone X, and 3,430 residents are in the County's storm surge Zone D. The maps are FEMA's of 11 September 2009, on the older NGVD29 datum, and the water here is rain on groundwater that, in the City's words, lies just below the surface; no record read for this guide says how any street fared in Irma or the June 2024 rains. The City's rating class 7 takes 15% off a flood policy inside the hazard area and 5% outside, and its 50% rule brings a building up to new-construction standards once work within five years reaches half its market value.
Every school zone splits this guide, and two moved this year. The point is zoned for Meadowlane Elementary, graded A, but 5,487 residents are zoned for three other elementaries. It is zoned for Hialeah Gardens Middle, A, 4.1 km away in the next city, while 3,430 residents are zoned for Henry H. Filer Middle, C for 2026. And it is zoned for Westland Hialeah Senior High, inside the line, B for 2026. The School Board redrew Filer's and Westland Hialeah Senior's boundaries from 1 July 2026, and the County's layers may predate that change.
No price index follows the line. Nearly every resident is in ZIP code 33012, whose Zillow value was $384,711 in August 2026, down 0.8% on the year, but the ZIP held 70,260 people in 2020. Every City of Hialeah address paid 18.6468 mills for 2025, with no County fire or library levy because the City runs both: at the ZIP figure about $6,404 a year for a homesteaded buyer and $7,174 for a landlord. Save Our Homes caps a homestead's assessment at 3% a year and ends with a sale, so the seller's bill understates yours; garbage is $36.50 a month on the City's utility account. Thirty-three bus stops inside the line carry Routes 54, 103 and 183 and both City circulators, and Palmetto Metrorail station, 2.2 km away, has trains every 15 minutes.

How Westland got here
- 1925Hialeah incorporates on 10 September.
- 1965Palm Springs General Hospital opens at 1475 W 49th Place, in what Wikipedia calls the rural outskirts of Hialeah.
- 1969Westland Mall opens in the summer at 1675 W 49th Street, built east of a standalone Burdines, with Sears, Burdines, JCPenney and Mays as its anchors.
- 2003Palmetto Metrorail station opens on 30 May near NW 77th Street and NW 79th Avenue, in unincorporated Miami-Dade near Medley, as the Green Line's northern terminus.
- 2007Westland Hialeah Senior High is established in August as the fourth public high school serving Hialeah; in November the Westfield Group buys the mall and renames it Westfield Westland.
- 2008Westland Hialeah Senior High opens on 7 January at 4000 W 18th Avenue, taking in students previously served mainly by Hialeah-Miami Lakes and Miami Springs senior highs.

No City park inside the line, three within 2 km
The City's park layer has no park inside Westland. The nearest are just over the edges: the Victor Wilde Community Center, 8 acres north of W 53rd Street with courts, fields and the Wilde e-Library; Goodlet Park, 28 acres on W 8th Avenue, which the City calls its largest; and the James Silas Walker Community Center on W 29th Street, where the City's José Martí Parade is based.
What the map does not show: the Walker pool is closed for the season, and the walk to any of the three crosses W 53rd Street, W 12th Avenue or W 29th Street.

Every gym within reach
Goodlet Park has tennis, pickleball, racquetball and a running track. The only City pool open on 2 October 2026 was the Milander Aquatic Center, 3 km east in a straight line.
