Live in Northlake

A neighborhood assembled out of seventeen annexations around a shopping mall that has since lost five sixths of its value, and which is still adding housing faster than anywhere else on this side of the county.

Northlake is named after a mall, which is unusual and revealing. Charlotte annexed this ground in pieces between 1995 and 2023, seventeen separate ordinances in twenty-eight years, and the three that mattered brought in the Northlake Mall site itself in 2005 and 2007. Taubman opened the mall in 2005 to serve a north county that had no regional retail; it sold for $248 million in 2014, fell into receivership after a defaulted loan, and was bought by Hull Property Group for $39 million in March 2025. The housing kept going regardless: the profile area covering Northlake permitted 812 residential units in 2023 alone, and only 9.3 percent of its housing stock is single-family. The Quality of Life Explorer publishes no 2023 sale price here at all, and that absence is the most honest thing on this page.

01: The Community

A neighborhood annexed into being around a shopping mall

Most Charlotte neighborhoods were a place before the city arrived. Northlake was not. The county's annexation history records seventeen separate annexation areas inside this profile area between 1995 and June 2023, and the ones that defined it took in the Northlake Mall site in three phases, effective 25 July 2005, 22 August 2005 and 28 February 2007. Taubman built the mall to serve a north county that had no regional retail. Everything residential here was laid out afterwards, around it.

The mall has since lost most of its value. It sold for $248 million in 2014 as part of a Taubman portfolio, passed to a receiver after a defaulted loan, and closed to Hull Property Group for $39 million in March 2025. In between came a run of shootings, three inside three months to early March 2023, after which Apple closed its store and the mall brought in off-duty police, K-9 and firearm detection patrols, 140 upgraded cameras and a rule requiring under-17s to be accompanied on Friday and Saturday evenings. What the new owner does with a million square feet is the largest open question for anyone buying here.

None of that stopped the building. The profile area permitted 812 residential units in 2023, which is 69 per hundred acres, and the live permit feed still shows 39 open new-construction permits in 2026: 32 townhouses, six apartment buildings and a parking deck. What it built is not houses. Single-family units are 9.3 percent of the stock, 238 of them, and the owner-occupied share of occupied units is 26.2 percent. Median gross rent was $1,686 in 2023 against a median household income of $72,584.

Which is why there is no sale price on this page. The Quality of Life Explorer publishes a 2023 figure for almost every profile area in the county and publishes none for this one. That is not an oversight to work around; it is the data telling you that too few homes changed hands here to average. If you are buying a detached house in Northlake you are buying out of a pool of 238, and you will have to price it from actual comparable sales rather than from any published neighborhood number.

The commute is a toll, not a distance. Uptown is eleven miles south down I-77, which since November 2019 has carried 26 miles of express lanes run by I-77 Mobility Partners under a 50-year concession with NCDOT. The price is dynamic and rises with congestion, so the honest way to describe the commute from here is as a monthly budget line rather than a number of minutes. The Red Line commuter rail, funded by the November 2025 sales tax, will put stations at Harris and Eastfield about two and a half miles away, which is a park-and-ride rather than a walk, and not before the 2030s.

Worth knowing before you commit

And a mall in transition sits at the middle of it

  • The Explorer publishes no 2023 sale figure for this profile area. Price a detached house from real comparable sales, not from a neighborhood average
  • Only 238 of the housing units here are single-family. If you want a detached house, understand how small that pool is before you start
  • Drive I-77 south at 7.30am twice, once in the general lanes and once in the express lanes, and price the toll as a monthly cost
  • Ask what Hull Property Group intends for the mall. A million square feet next door is either the amenity or the problem
  • Three elementary and two high school boundaries cross this area, and the assigned middle and high schools are a genuine drive out on Beatties Ford Road
  • Mecklenburg revalues on 1 January 2027 against 2023 values, and an area that added 812 units in one year is not where the assessment stands still

How Northlake got here

  • 1995–2001Charlotte begins taking in the farmland and scattered subdivisions east of I-77 above the city: US 21 and NC 115 in 1995, then Reames Road and Mt Holly-Huntersville Road on 30 June 2001. The county's annexation history records seventeen separate annexation areas inside this profile area between 1995 and 2023.
  • 2005Taubman Centers opens Northlake Mall beside I-77 at W. T. Harris Boulevard, more than a million square feet, with Belk, Dillard's, Hecht's, Dick's Sporting Goods and an AMC. The site itself is annexed in two phases that summer, effective 25 July and 22 August.
  • 2007A third phase of the mall site is annexed on 28 February, and the Smith Corners area follows on 27 August. Apartments and townhouses fill in around the retail rather than detached subdivisions.
  • 2014Taubman sells Northlake to Starwood Capital Group as part of a portfolio; the mall is valued at $248 million. It is the high-water mark.
  • 2019I-77 Express opens, 26 miles of tolled express lanes from I-277 to Exit 36 in Mooresville, built and operated by I-77 Mobility Partners under a 50-year concession with NCDOT. It is an $808 million project and it changed what a commute from here costs rather than how long it takes.
  • 2021–2023The mall passes to a receiver after a defaulted loan. Three shootings inside three months to early March 2023 lead Apple to close its store, and the mall answers with off-duty police, K-9 and firearm detection patrols, 140 upgraded cameras and a policy requiring under-17s to be accompanied on Friday and Saturday evenings. The profile area permits 812 residential units the same year.
  • 2025Hull Property Group closes on Northlake Mall for $39 million in March, an 84 percent discount on the 2014 valuation. The buyer already owns Carolina Mall in Concord and Cleveland Mall in Shelby, and says it is working on redevelopment.
  • 2026Charlotte's live permit feed shows 39 open new-construction permits inside the profile area: 32 townhouses, six apartment buildings and a parking deck. The build-out is not over.
02: Two small parks and a greenway in pieces

Thin on public space, and the lake is the answer

Northlake Park on Alexandriana Road and Gar Creek Park on Kerns Road are the county provision, and both are small for an area of this population. The Long Creek Greenway west of the interstate is the only off-road route of any length and it is built in segments that do not all join up yet. For real woodland the answer is Latta Nature Preserve on Mountain Island Lake, about seven miles west, with trails, a raptor center and lake access.

What the map does not show: a neighborhood assembled out of retail annexations gets the parkland that was left over, and it shows. Tree canopy here is 38.9 percent against 54.8 percent in the older neighborhoods south of the city, and the difference is obvious in July. Check Long Creek and Gar Creek on the flood map before buying anything low-lying, and walk the greenway segment nearest the address rather than trusting the line on the county map.

The uptown figure is the one to treat with most suspicion, because it models neither the peak backup on I-77 nor the express lane that lets you buy your way out of it.

Commercial gyms here are in the retail centers and inside the apartment buildings, which is where most residents actually train. The free provision is thinner: Northlake Park, Gar Creek Park and the disconnected Long Creek Greenway.
