Live in Beverly Woods
It is sold as SouthPark's overflow, and in 2023 it sold for more per house than the SouthPark profile area did, because almost every dwelling in it is an owner-occupied detached house.
Beverly Woods is what the John Crosland Company built between Sharon Road and Park Road while the Belk and Ivey families were still assembling the land for SouthPark Mall. Most of it went up between 1963 and 1969: brick ranches and split-levels on curving streets, on lots of a third to half an acre, and the average single-family house in the profile area still measures about 2,447 square feet. The mall opened on 12 February 1970 two miles north and made the address expensive. What the numbers show is that the neighborhood is not really SouthPark's overflow at all. The Quality of Life Explorer put the 2023 average sale at $728,152 here against $669,062 in the profile area covering SouthPark itself, because SouthPark's area is mostly apartments and condominiums and this one is 97.4 percent owner-occupied. What that buys and what it costs sit in the same dataset: 65.5 percent tree canopy, one demolition permit in a year, and sidewalks on 38.2 percent of paved streets.
Crosland built it before the mall arrived, and almost nothing has changed since
Between Sharon Road on the east and Park Road on the west, running south from Fairview Road and SouthPark Mall toward Sharon View Road and Sulkirk Road. Sharon Woods and Foxcroft sit across Sharon Road to the east, Madison Park is northwest across Park Road, and Quail Hollow Road runs down the western side toward the golf club. No official boundary is published for any of it: the Quality of Life Explorer's profile area 359 is the nearest thing, and it is drawn from census block groups rather than from the neighborhood.
The John Crosland Company put most of Beverly Woods up between 1963 and 1969, on farmland between Sharon Road and Park Road, while the Belk and Ivey families were still assembling the site for SouthPark Mall. What went in was brick ranches and split-levels on curving streets: Sharon View Road, Sulkirk Road, Sharon Lane, Livingston Drive. Lots run a third to half an acre and the average single-family house still measures about 2,447 square feet. The mall opened two miles north on 12 February 1970.
The listing shorthand is that Beverly Woods is SouthPark's overflow. The 2023 numbers say otherwise. The Quality of Life Explorer recorded an average sale of $728,152 here against $669,062 in profile area 358, which covers SouthPark. That is not because the houses are grander. It is because SouthPark's area is mostly apartments and condominiums, 36.5 percent owner-occupied, and this one is 97.4 percent owner-occupied detached houses. Comparing medians across two profile areas with different housing types is the mistake, and it is an easy one to make.
What 97.4 percent buys is stability, and stability is the product. Across all of 2023 the profile area recorded one residential demolition permit and two units of new construction, and no housing unit in it carries development-based rental assistance. Median household income was $171,429. The consequence is that the streets will look much the same in 2031 as they do now, which is not true of most of Charlotte at this price, and that supply is whatever a few dozen owners decide to do.
The trade is that it is a car neighborhood with a heavy canopy. Tree cover runs 65.5 percent over the profile area, more than double the mill neighborhoods north of uptown, and a July afternoon here is several degrees cooler than the SouthPark parking decks. Sidewalks reach only 38.2 percent of paved streets, and 70 percent of commuters drive twenty minutes or more to work. The nearest Blue Line platform is Woodlawn, on the far side of Park Road and I-77, with no walk to it worth attempting. There is no park inside the neighborhood: Park Road Park, two miles away, is the open space this address actually uses, and the greenway starts there.
Two things to check specifically. The first is the middle school: these addresses are assigned to Carmel Middle on Camilla Drive, not to Quail Hollow Middle, which is nearer and shares its name with the road, the club and the tournament. The second is the tournament. Quail Hollow Club is a mile and a half south, has run a PGA Tour event every year since 2003, and hosted the PGA Championship in 2017 and 2025 and the Presidents Cup in 2022. Those weeks put closures and shuttles on Quail Hollow Road and Sharon View Road.

How Beverly Woods got here
- 1959–1961Quail Hollow Club is founded in 1959 and its George Cobb course opens in 1961, on farmland a mile and a half south of what is now Beverly Woods. At that point almost nothing else in this part of south Charlotte is built.
- 1963–1969The John Crosland Company puts up most of the neighborhood: brick ranches and split-levels on Sharon View Road, Sulkirk Road, Sharon Lane and Livingston Drive, on lots of a third to half an acre, laid out as curving streets rather than a grid. Beverly Woods Elementary opens on Quail Hollow Road in the same period.
- 1970SouthPark Mall opens on 12 February, developed jointly by the Belk and Ivey families with Belk, Ivey's and Sears as its anchors. It grows into the largest shopping center in the Carolinas at about 1.8 million square feet and turns the farmland two miles north of here into Charlotte's second office district.
- 2003The PGA Tour brings an annual stop to Quail Hollow Club, now the Truist Championship. From this point the first full week of May is a fixed event on the calendar for anyone living within a mile of Quail Hollow Road.
- 2017–2025Quail Hollow hosts the PGA Championship in 2017 and again in 2025, and the Presidents Cup in 2022. Those weeks bring road closures, shuttle routes and parking restrictions across the streets between Park Road and Carmel Road, and they are announced well in advance.
- 2022Charlotte City Council creates Municipal Service District 6 over SouthPark by unanimous vote, and SouthPark Community Partners forms in July to manage it under contract with the city. Beverly Woods sits outside the district boundary and inside its traffic, which is the position most of the surrounding neighborhoods are in.
- 2023Mecklenburg's revaluation resets every assessment to a 1 January 2023 market. In the same year the Explorer records an average sale of $728,152, home ownership at 97.4 percent, median household income of $171,429, one residential demolition permit and two units of new construction across the whole profile area. Almost nothing here turns over, and that is the point.
The canopy does the work a park would do elsewhere
There is no public park inside Beverly Woods. Park Road Park, about two miles west, is the one the neighborhood uses: ball fields, courts, a playground and a walking loop around the lake, with the Little Sugar Creek Greenway running north from it. Huntingtowne Farms Park southwest adds tennis and a community garden. What the neighborhood has instead of public open space is private: 65.5 percent tree canopy over third-acre and half-acre lots.
What the map does not show: treat the canopy as infrastructure with a maintenance schedule and an insurance question attached. Find out before you buy which large trees are yours and which sit in the city's planting strip, get a written quote for removing one, and read the storm cover on the policy. Helene in 2024 took down large trees across south Charlotte and left power out for days in places.

Fairview Road at SouthPark in the evening peak is the exception to every figure in the table, and the drive column does not model it.
Every gym within reach
The anchor is the Harris YMCA at 5900 Quail Hollow Road, next door to Beverly Woods Elementary: an outdoor pool complex, a weight floor, gymnastics and youth sport, and the closest thing this quadrant has to a community center. For an indoor public pool the answer is the county's Marion Diehl Recreation Center on Tyvola Road. Everything else is the studios along Park Road and Fairview, or a private club membership.

The free option is Park Road Park and the greenway, and both need a car to reach. With sidewalks on 38 percent of paved streets, running inside the neighborhood mostly means the shoulder of a curving road with no through traffic, which suits some people and not others.
Three assigned schools, and one of them catches people out
Charlotte-Mecklenburg assigns by street address, and these addresses go to Beverly Woods Elementary on Quail Hollow Road, Carmel Middle on Camilla Drive and South Mecklenburg High on Park Road. Elementary and middle are non-magnet, so the assignment is the whole of the process; South Mecklenburg carries a partial magnet in world languages. About 75 percent of students living in this profile area attend their assigned school, which is high for this county.

Carmel Middle is the assignment, not Quail Hollow Middle. Quail Hollow is closer, carries a partial International Baccalaureate magnet, and shares its name with the road, the club and the tournament, so it gets written into listings that should say Carmel. Reaching it means winning a county-wide lottery place. Run the address through the CMS assignment lookup for the year you will enroll, and check the district's magnet and choice review, expected to change options from 2027.

Not a highlights reel: the actual annual rhythm, including the dates residents have to remember.
